Our client, an estate agent in West London, is looking for a residential lettings negotiator for their expanding team.
Primary Responsibilities:
- Managing relationships to bring new properties to the portfolio
- Managing the contractual elements upon signing off on new rentals
- Team to be informed of new units coming to market
- Informing the LM of any remedial works required as soon as made aware
- Liaising with maintenance companies to provide quotes.
- Providing quotes for the LM and getting sign-off for the works.
- Liaising with the Property Manager about decisions regarding works and landlord approval.
- Instructing Agents that the property has come to market.
- Arranging and attending viewings for prospective tenants by liaising with Agents and applicants.
- Organising new Tenant Check-in.
- Ensure received the letting agent’s invoices are received correctly.
- Maintaining accurate tenant information in CRMS.
- That the Marketing Checklist is completed accurately, correctly, and on time.
- Landlords are fully informed about the state of the property with appropriate evidence.
- The landlord agrees on quotes and authorises works.
- That Maintenance Companies complete the works within the required timescales by using CRMs.
- That the Agencies have accurately advertised the property.
- That CRM is kept up to date on the marketing progress with timings, feedback comments, etc.
- That applicants are accompanied on inspections as required.
- That the best possible terms are negotiated on the client’s behalf.
- That all the required legislative information and safety certificates are provided to tenant and landlord and filed appropriately.
- That all move in funds are received within the required timescales.
- The management team is made aware of any changes and amendments to tenancy agreements.
- That new tenant’s expectations are met, and any queries are promptly acknowledged and provided with appropriate replies.
- Head of Residential is kept up to date on all matters
- Chasing rent arrears if required.
- Assist with serving notices and court attendance if required.
- Obtain meter readings for the property management team if required.
- Arrange for key cutting if required.
Working hours are office-based 5 days a week, 9-6PM
