Estates Manager

An exciting opportunity has arisen for an ambitious property manager to join the UK’s largest independently owned property services group. As an Estates Manager, you will be integral to the Estates Department, reporting directly to the Head of Estates and engaging in a variety of tasks that ensure the smooth operation of property management.
Day-to-day of the role:
- Oversee property maintenance and repairs, liaising with contractors to procure quotes and manage projects, or working directly with landlords as required by lease responsibilities.
- Interpret leases to determine repairing responsibilities, review rights of access, and ensure landlord charges are made in accordance with lease provisions.
- Manage contractor, supplier, and agent procurement, including dealing with security contractors for vacant buildings and managing agents marketing surplus premises.
- Handle general department administration such as scheduling appointments/inspections, scanning post, and filing as required.
- Process invoices and payments, assist with service charge and business rates payments while maintaining accurate records.
- Administer business rates, interacting with local authorities regarding billing, grants, and other queries.
- Collaborate with colleagues across Group Services departments to coordinate various operational needs.
Required Skills & Qualifications:
- High reliability and strong work ethic.
- Keen eye for detail and excellent self-organisation skills.
- Strong communication skills, both written and verbal, with comfort in professional correspondence and interactions with colleagues, suppliers, and third parties.
- Proficiency in Microsoft Outlook and a basic understanding of the Microsoft Office Suite.
- Frequent site visits require a full UK driving licence.
Desirable Skills:
- Knowledge of CDM 2015 and the Landlord and Tenant Act 1954 legislation is advantageous but not essential.
- A willingness to learn and adapt to varied daily tasks and new challenges.
