We are seeking a Property Manager to oversee a diverse portfolio of mixed commercial and residential properties. This role involves managing approximately 200 properties, 400 leases, and 80 clients, with a focus on rent and service charge collection amounting to around £6m per annum. The ideal candidate will have a strong background in property management, excellent relationship-building skills, and a keen understanding of current regulations.

Day-to-day of the role:
  • Manage all aspects of a mixed commercial and residential portfolio, ensuring efficient rent and service charge collection.
  • Arrange maintenance to comply with current and expected regulations.
  • Maintain positive, productive, and professional relationships with tenants and clients.
  • Oversee the demand and collection of rent and service charges.
  • Report to clients on tenant performance and manage service charge budgets.
  • Negotiate service contracts with contractors in a professional manner.
  • Work closely with the Property Management Administrator to ensure property records are accurate and up to date.
  • Conduct regular property inspections and maintain tenant liaison.
  • Set up financial goals and report periodically on fee performance.
  • Source and build relationships with prospective clients to expand business opportunities across all departments.
  • Manage small to medium refurbishment projects and liaise with building surveyors on dilapidation and repair notices.
Required Skills & Qualifications:
  • Minimum of 5 years of proven work experience as a Property Manager, managing a similar portfolio size and mix.
  • Strong Landlord & Tenant experience.
  • In-depth knowledge of all current regulations and best practice guidance for property management.
  • Competency in MS Office and relevant databases and software.
  • Strong communication, presentation, and interpersonal skills.
  • Well-organized with excellent time management skills.
  • Full UK Driving License and access to own vehicle.
