Role Overview:

We are seeking a dynamic and proactive Property Manager to join our team. The ideal candidate must have UK property experience and a solid understanding of property management, maintenance coordination, and operational efficiency. The role requires excellent multitasking abilities, strong negotiation skills for obtaining competitive quotes, and the ability to manage a portfolio of properties effectively. Having an existing book of landlords or investors is an advantage.

Key Responsibilities:

Property Management & Maintenance Coordination

  • Oversee the day-to-day management of residential and commercial properties.
  • Work closely with maintenance teams, contractors, and builders to ensure timely and cost-effective repairs.
  • Obtain multiple quotes for maintenance work to ensure competitive pricing and quality service.
  • Conduct property inspections and ensure compliance with legal and safety requirements.

Tenant & Landlord Liaison

  • Act as the main point of contact for landlords and tenants, addressing inquiries and concerns.
  • Ensure smooth tenant onboarding and offboarding processes, including check-ins, check-outs, and deposit management.
  • Resolve maintenance and tenancy issues efficiently, maintaining strong relationships with clients.

Operations & Compliance

  • Maintain accurate records of property maintenance, repairs, and tenancy agreements.
  • Ensure compliance with UK property regulations, including gas safety, electrical safety, and EPC requirements.
  • Work collaboratively with the lettings and accounts team to ensure smooth property operations.

Forward-Thinking & Business Growth

  • Identify cost-saving opportunities and strategies to improve operational efficiency.
  • Stay updated with UK property legislation and best practices.
  • Advantageous if the candidate has an existing book of landlords or investors to bring to the business.

Key Requirements:

Minimum 2 years of UK property management experience (essential).Strong knowledge of UK property legislation and compliance.Experience in maintenance coordination and liaising with contractors.Ability to source and negotiate the best maintenance quotes.Excellent multitasking and organisational skills to manage multiple properties efficiently.Strong communication skills to build relationships with landlords, tenants, and contractors.Ability to work well within a team and independently.A forward-thinking approach to improve processes and enhance property management services.Driving license preferred (for property visits and inspections).Advantageous if the candidate has their own book of landlords or investors.
