Property Investment Sourcer - Essex & South Suffolk - £30,000+ basic salary, guarantee for first 6 months, pool & personal commission, uncapped comms, £55,000+ OTE in Year 1

An exciting opportunity has arisen for a motivated and results-driven Property Sourcer to identify and secure high-quality properties for investment, sales, and rentals. This role involves market research, property acquisition, and building strong relationships with landlords, developers, and industry professionals. My client, a 100-year-old, award-winning estate agency, is looking for an ambitious Sales Lister to join their team in Colchester. With a prestigious network of offices across Essex, they were recently named National Medium-Sized Letting Agents of the Year 2024 at The Negotiator Awards in London. Key Responsibilities:

• Property Acquisition

  • Source residential and commercial properties suitable for sale or rental.

  • Conduct market research to identify emerging opportunities and trends.

  • Develop and maintain a strong pipeline of properties in high-demand areas.

• On & Off Market Sales

  • Identify opportunities for landlords to utilize on and off-market services.

  • Carry out appraisals and oversee marketing and compliance processes.

  • Collaborate with estate agents, letting agents, and marketing teams.

  • Manage lead pipelines and prospecting through CRM systems.

• Client & Stakeholder Engagement

  • Establish and nurture relationships with landlords, developers, and property vendors.

  • Negotiate terms and pricing to achieve the best outcomes.

  • Represent the business at networking events to build connections.

  • Develop partnerships with accountants, solicitors, and other professionals.

• Market & Industry Knowledge

  • Stay informed on property market trends, legislation, and competitor activity.

  • Identify gaps in the market and potential growth opportunities.

• Collaboration & Compliance

  • Work alongside estate agents, letting agents, and internal teams to align sourcing strategies.

  • Ensure all properties meet legal and compliance standards.

  • Maintain accurate records and documentation.

  • Continue professional development through training and self-learning.

Ideal Candidate:

• Proven experience in property sourcing, estate agency or property investment

• Strong knowledge of the Essex & Suffolk property market.

• Excellent negotiation, communication, and relationship-building skills.

• Self-motivated, target-driven, and capable of working independently.

• An existing network of industry contacts.

• Understanding of property regulations and compliance standards.
