Due to growth, they are now looking for a dynamic, experienced Sales Advisor to join their team.
New Homes Sales Advisor
£30k - £40k | Harwich | 40 hours between Mon-Fri 8:00-6:00pm, Saturday 9:00 - 1:00pm | 20 days holiday + Bank Holidays | Potential for occasional flexible hours | Construction | Property Developer| Sales | House Viewings | Commission Structure | Company Car Allowance |
You will be responsible for guiding prospective buyers through the home-buying process, ensuring a seamless and positive experience.
Duties (include but are not limited to):
- Oversee property listings on all marketing portals and the company website and ensure property spec, CGI’s and location is accurate and compliant with the warranty provider and current legislation.
- To develop sales strategies to ensure competitive market placement within the area/wider area
- To maintain strong client relations
- Prepare regular sales reports, including but not limited to: pricing, estimated exchange and completion dates, and other high level forecasting/projections.
- Conduct viewings, negotiate sales, and ensure chains are checked thoroughly before accepting offers
- Keep in touch with construction team to ensure marketing for new developments is launched at the optimum time to promote the new development/current developments.
- Ensure marketing is up to date for all developments and evaluate trends which appear to be working
- Liaise with solicitors to progress sales and keep within exchange timeframes set (usually 30 days)
- To develop appropriate sales and marketing suites at sites, ensuring show homes are appealing and well maintained with appropriate items;
- Ensure CGI’s accurately reflect the build prior to any marketing release along with floorplans and house styles
- Work closely with social media/marketing company to strategize posts/brochures/property listings
- To ensure the reservation process is effective, so customers are able to make payments and reserve plots off plan. Maintain robust communication with customers and ensure a high quality customer journey;
- If agents are to be utilised, regular marketing reports will be required along and updates on all leads/viewings
- To obtain feedback from potential clients and identify areas for improvement.
- To ensure excellent liaison between purchaser enquiries, internal and external consultants and agents to arrange suitable mortgage and sales support advice, e.g. Financial Advisors, Valuers, Solicitors, Estate Agents and Home buy Agents.
- To ensure all sales and market rent enquiries are dealt with appropriately, and an appropriate logging system is in place so that monitoring of leads can be maintained
Person Specification:
- Previous experience in property sales or real estate is strongly preferred.
- Strong communication and negotiation skills.
- Ability to work in a fast-paced, target-driven environment.
- Knowledge of local property market trends in Essex.
- Proficiency in CRM systems and Microsoft Office.
- Excellent negotiating and interpersonal skills.
- A valid driver's license.
