Job DescriptionWe are recruiting a Property Fund Analyst to provide fund analysis and financial modelling to the property fund management team (property equity direct investments). The ideal candidate will be a focused, self-motivated, energetic and pro-active individual with a willingness to work independently on analytical assignments. The successful candidate will have the benefit of working on two of Real Assets rapidly growing property equity funds with plenty of scope for career development in a challenging and rewarding role. Duties include:
  • Long income property pricing and modelling which includes detailed cashflow modelling of prospective transactions to aid the investment decision making process.
  • Create, maintain and evolve fund models to assess the impact of transactions on portfolio level risk and return metrics and continually develop the quality of fund-level management information.
  • Analyse the relative value of property investments against fixed income investments, which at times requires understanding and application of life insurance company asset valuation methodologies.
  • Providing analysis and insight in the areas of interest rate and inflation market data.
  • Modelling and analysing fund performance as compared to MSCI real estate benchmarks.
  • Assist in the preparation of annual fund strategy reports, investment performance forecasts. Client reporting, investor communications and the preparation of presentation materials will also be required.
  • Assist with portfolio monitoring, including tracking tenant credit ratings within the portfolio.
  • Work with the wider platform to implement new technology solutions to enhance speed and sophistication of financial modelling analysis and simplify access to data.
  • Attend external valuation meetings, providing technical input where required, evaluating valuers' models and working with more experienced members of the team to deepen our understanding of the valuation methodology used by valuers.
Qualifications
  • A highly numerate individual with extensive experience in building, using, adapting and sensitivity-testing Excel-based financial models. Experience with Visual Basic is an advantage.
  • A diligent and responsible approach to checking financial modelling assumptions, results and forecasts.
  • Studying towards becoming a CFA charterholder, or similar professional qualification, is an advantage.
  • Candidates from a range of quantitative backgrounds will be considered.
  • Experience of and/or a working knowledge of a range of actuarial techniques such as asset/liability management, interest rate and inflation hedging; cash-flow matching, and a working knowledge of the fundamental concepts within fixed income and commercial property asset classes.
  • A general understanding of the structure and workings of the balance sheet of a typical UK annuity provider would be advantageous.
  • Solid understanding of investment return calculations, preferably for commercial property and residential property investments.
  • An ability to clearly communicate complex ideas in written formats as well as verbally, in both formal client and informal settings.
  • Self-motivated, energetic and pro-active with a willingness to learn and work independently on analytical assignments.
  • Insightful when approaching fund analysis tasks to support fund manager and transaction managers to create value or solve problems.
  • Efficiently prioritising tasks and managing a workload for multiple stakeholders.
  • A genuine interest in financial markets and a desire to further their career within an asset management setting.
