General Manager - Manchester - PMR : Job Details

Our client is looking for an experienced Built To Rent General Manager, who will be based on their prestigious development in the heart of Manchester. Your overall responsibility for the delivery and leadership of day-to-day operations on a flagship BTR development in Manchester. Accountable for onsite lettings and property management teams to ensure the successful delivery of services to residents and the client.

5 over 7 days - 9am - 6pm (flexibility is required)

Salary up to £55,000 + 20% Discretionary bonus linked to KPIs.

Responsibilities:

• Oversee onboarding and provide ongoing coaching, mentoring, and career development opportunities for all staff.
• Deliver effective performance feedback through recognition, rewards, and, when necessary, disciplinary actions in partnership with HR.
• Conduct regular one-to-one meetings with Regional Sales Managers (RSMs) and ensure they do the same with their direct reports.
• Build strong, collaborative teams within each asset and promote synergy across the wider portfolio.
• Drive team performance to meet and exceed targets for productivity, quality, and continuous improvement.

Leasing

• Collaborate with the Portfolio Leasing Manager and Marketing Executive to develop and align the leasing and marketing strategy for both the initial lease-up phase and the stabilised phase of the development.
• Support the RSM and Portfolio Leasing Manager, where needed, in managing the resident journey from initial enquiry through to move-in.
• Conduct regular market appraisals and offer strategic feedback to the Portfolio
• Leasing Manager and client, including recommendations on pricing and positioning.

Commercial

• Maintain strict compliance with procurement policies by using approved suppliers and operating within designated authorisation levels.
• Monitor and manage all site-related expenditure, ensuring accurate record-keeping for each property under your responsibility.
• Verify the accuracy of all invoices and ensure adherence to established financial protocols.
• Proactively review outstanding balances and debtor reports daily to stay on top of arrears.
• Lead the resolution of bad debt cases, coordinating closely with the clients accounts team and initiating legal action when necessary.
