Our client is looking for someone who has strong experience in leading the hard services element within High-End Residential buildings. You will be responsible for four high-end buildings in Waterloo.
Key Duties
- Manage the day-to-day operation, servicing, and testing of all building systems, including M&E, HVAC, lighting, life safety, access control, water systems, and critical infrastructure.
- Ensure all systems operate effectively and are maintained in line with SFG20 standards and manufacturer specifications.
- Line-manage a team of 3–4 Engineers, providing leadership, direction, and support.
- Maintain accurate engineering records, including logs, asset registers, compliance documentation, and digital audit trails.
- Ensure the site is fully compliant with all legislative and regulatory requirements, including fire safety, water hygiene, electrical safety, pressure systems, lift safety, and HVAC.
- Deliver PPM programmes in accordance with statutory and contractual obligations.
- Support and implement site-wide risk assessments, to ensure timely completion of remedial actions.
- Oversee all hard services contractor, managing performance against agreed SLAs and KPIs.
- Escalate defects or non-compliance, ensure remedial works are delivered, and contribute to contractor procurement, tenders, and performance reviews.
- Manage a live system of PPMs, statutory inspections, and reactive maintenance across all residential buildings.
- Prioritise, assign, and monitor work orders to ensure completion within agreed SLAs.
- Oversee engineer workload, ensuring adequate call-out cover and escalation processes are in place.
Requirements
- The ideal candidate will have completed an apprenticeship in mechanical or electrical engineering, supported by relevant certification or a higher-level qualification in engineering, facilities management, or building services.
- Health & Safety credentials such as IOSH, SSSTS, or NEBOSH are highly desirable. Additional training in compliance systems, CAFM platforms, or BMS software will be considered an advantage.
- Proven experience in high-end residential or mixed-use buildings is essential, along with a strong background in delivering PPM programmes and ensuring full statutory compliance.
- Exceptional leadership and management skills are required, with a demonstrable track record of successfully leading and developing teams.
