Job Description :

We are currently looking for a Building Manager to join the team at a residential building in North West London.

The Building Supervisor will be responsible for ensuring the smooth operation of the residential leasehold building, overseeing maintenance, and resident relations. This role involves managing contractors, daily cleaning of the communal areas, addressing issues in communal areas, and ensuring and carrying out compliance with building rules and lease agreements. The Building Supervisor will also oversee regular safety checks, assist with waste management, and carry out minor repairs and general upkeep of the building.

Key Responsibilities:

Ensure Smooth Operation of the Building:

  • Maintain the efficient running of the building by overseeing day-to-day activities and ensuring that communal areas are in good working order.
  • Identify and resolve any operational issues affecting the building's functionality and safety, acting quickly to prevent disruptions.
  • Daily Cleaning of the Development.

Oversee Personnel (Contractors)

  • Supervise external contractors, including cleaners, landscapers, and maintenance personnel, ensuring that work is carried out to a high standard and within agreed timelines.

Report and Address Issues in Communal Areas:

  • Regularly inspect communal areas (e.g., hallways, lobbies, stairwells, car parks, gardens) and report any issues, including damage, safety hazards, or maintenance needs.
  • Coordinate with contractors or internal teams to resolve any reported problems in a timely and efficient manner.

Enforce Building Rules/Lease Agreement:

  • Monitor compliance with the building's rules and regulations, as outlined in the lease agreements, and ensure that residents adhere to communal guidelines.
  • Address any breaches of building rules and escalate issues to the property management team.
  • Carry out: Weekly, Monthly and Quarterly Compliance Task's.

Maintain Safe, Tidy, and Functional Communal Areas:

  • Ensure that all communal areas are kept clean, safe, and in good working condition daily.
  • Follow a weekly checklist to inspect the building and communal areas for any maintenance or safety issues.
  • Document findings and act on minor repairs or escalate larger issues to the relevant contractors or property management team.

Assist with Bin Management:

  • Oversee the proper use and management of the building's waste disposal and recycling facilities, ensuring that bins are regularly emptied and maintained.
  • Ensure that communal areas for waste storage are kept clean, secure, and free from obstruction. o Address any issues related to waste disposal, such as excess waste or noncompliance by residents.

Carry Out Litter Picks/Car Park Sweeps:

  • Perform regular litter picks in communal areas, including the car park and external grounds, to ensure the building and its surroundings remain tidy and welcoming.
  • Sweep and clean car park areas to maintain cleanliness, safety, and a professional appearance of the property.

Personal Attributes:

  • Reliable and self-motivated, with a proactive approach to building management and maintenance.
  • Professional and approachable, with the ability to deal effectively with residents and contractors.
  • Able to work independently and take initiative in resolving issues as they arise.
  • Physically capable of carrying out light maintenance work and cleaning tasks.

Work Schedule:

Full-time, Monday to Friday, based onsite 8:00 - 4:00pm.

The successful candidate must be able to provide excellent references and be willing to undergo full vetting checks.
