Branch Manager – Lettings & Property Management

Salary: £40,000 – £50,000 (DOE) + £3,000 – £5,000 bonus potential Location: Leamington Spa & surrounding areas Hours: Mon–Fri 9:00–17:30 + 1 in 4 Saturdays (9:00–15:00) Holiday: 22 days + bank holidays (rising with service)

With expansion ahead, we’re looking for a Branch Manager to lead our Lettings & Property Management team, driving growth while ensuring exceptional service.

The Role

This is a hands-on leadership role where you’ll manage operations, grow revenue, and inspire the team. You’ll be the key contact for landlords, tenants, and clients – balancing commercial performance with excellent service.

Key responsibilities include:

  • Leading and motivating the lettings & property management teams.

  • Overseeing a varied portfolio (student & residential).

  • Driving new business through valuations and winning instructions.

  • Building strong landlord and tenant relationships.

  • Managing escalations and ensuring full compliance.

  • Training and developing staff to reach their potential.

  • Reporting on performance and working with leadership on growth plans.

What We’re Looking For
  • Proven experience in lettings management or senior lettings role.

  • Experience managing residential & HMO portfolios.

  • Strong knowledge of lettings legislation & compliance.

  • Skilled in valuations, negotiations, and business growth.

  • Excellent communication, leadership, and organisational skills.

  • Proficient with property management software & Microsoft Office/Excel.

  • Commercially minded, flexible, and results-driven.

  • Own car required.
