About Us

Overview

Brightview Senior Living is seeking a results-driven Vice President of Development - Acquisitions to lead the identification, negotiation, and execution of new senior housing development opportunities. This senior leadership role is responsible for building a robust pipeline aligned with Brightview's strategic growth goals, navigating complex regulatory environments, securing land contracts and financial incentives, and guiding projects through entitlement and development. The VP will collaborate cross-functionally with internal teams and external partners to ensure projects are delivered efficiently, on time, and within budget—while upholding Brightview's STARS principles of Service, Teamwork, Action, Reputation, and Success.

Responsibilities
  • Build and maintain a pipeline of development opportunities aligned with Brightview's objectives and risk profile.
  • Negotiate and secure land contracts, tax incentives such as PILOTs, TIFs, and Assessment Agreements to optimize project financial performance.
  • Work with local, state, and federal agencies to obtain final approvals and infrastructure permissions.
  • Manage the development process to minimize use of Brightview's working capital without compromising project success and timeliness.
  • Coordinate with legal teams, architects, engineers, and contractors to ensure regulatory compliance.
  • Partner with Project Management to manage timelines, budgets, and resources for project delivery.
  • Negotiate easements with property owners, municipalities, and utility companies.
  • Oversee community engagement to address concerns and maintain stakeholder relationships.
  • Conduct financial analyses to assess project viability and ensure alignment with investment goals.
  • Provide leadership and collaborate with internal teams and external partners for successful project outcomes.
  • Partner with other departments on projects as needed.
  • Investigate, create, and structure new product ideas and variations.
  • Assist in developing and implementing strategic goals and plans.
  • Monitor market trends, regulatory issues, and environmental factors affecting the business.
  • Salary Range

    USD $175,000.00 - USD $225,000.00 /Yr.

    Compensation Disclosure

    The salary range reflects potential pay and does not include bonuses, incentives, or benefits. Offers are based on experience, qualifications, location, certifications, and other factors. Brightview regularly reviews and adjusts compensation ranges.

    Qualifications
    • Bachelor's degree in a business discipline and ten years of progressive real estate development/acquisitions experience; senior living development experience not required.
    • Exceptional analytical skills and a high sense of urgency for complex, multi-year projects.
    • Excellent written and verbal communication skills, including presentation skills for large or sophisticated audiences.
    • Strong problem-solving abilities and application of reason and logic.
    • Experience negotiating contracts and managing consultant relationships.
    • Ability to lead without direct authority.
