Building Management Partners (BMP), established in 2000, is the facility maintenance division of Paul Hemmer Company, delivering third-party scheduled, preventative, and emergency services to 150 customers at 450 sites across Cincinnati, Louisville, Columbus, and Indianapolis. With a team of 70 full-time professionals, including a Mechanical Services Group of 16 technicians specializing in HVAC, refrigeration, plumbing, and electrical services, BMP projects $25M in annual revenue for 2025. As part of its growth plan to scale to a $50M regional commercial facilities maintenance operation, BMP seeks a Vice President of Operations to lead the seamless delivery of integrated facility services, MEP (mechanical, electrical, plumbing) services, and capital projects, ensuring operational excellence, client satisfaction, and alignment with corporate objectives.

Location

Based in Cincinnati, OH, with hybrid work options and travel to regional sites (up to 30%). Relocation assistance available for qualified candidates.

Position Summary

The Vice President of Operations will oversee all operational aspects of BMP's integrated facility services, MEP services, and capital projects, driving efficiency, quality, and growth. Reporting to the BMP President, this role collaborates with the Vice President of Sales & Business Development and corporate teams (finance, HR, legal) to support Paul Hemmer Company's broader mission. The ideal candidate will bring strategic leadership, technical expertise, and a client-centric approach to achieve BMP's revenue and operational goals.

Key Responsibilities

Strategic Leadership

  • Develop and implement operational strategies to scale BMP to $50M in revenue, aligning with Paul Hemmer Company's goals.
  • Identify opportunities for process optimization and market expansion.
  • Set measurable objectives to support long-term growth.
  • Lead continuous improvement in service delivery, operational efficiency, and client satisfaction across facility maintenance, MEP services, and capital projects.
  • Foster integration with Hemmer's Capital Projects Group to optimize resources and deliver predictable outcomes.

Service Delivery & Quality Assurance

  • Lead the seamless delivery of integrated facility services (preventative maintenance, janitorial, landscaping, security) and MEP services (HVAC, refrigeration, plumbing, electrical) to exceed client expectations.
  • Ensure consistent service standards across all regions.
  • Implement quality control processes to maintain high standards.
  • Establish and monitor KPIs for operational performance, service quality, and client retention.
  • Meet contractual obligations with cost-effective and timely execution.

Capital Projects Oversight

  • Manage capital projects, including renovations and improvements, in collaboration with Hemmer's Capital Projects Group, handling 25–50 projects annually ($10,000–$2.5M).
  • Oversee project planning, execution, and closeout.
  • Ensure adherence to timelines, budgets, and quality standards.
  • Coordinate with subcontractors and vendors to optimize project outcomes and resource allocation.

Team Leadership & Development

  • Lead and mentor Regional Operations Managers, Facility Services Managers, MEP Services Managers, and Project Managers to build a high-performing team.
  • Foster a culture of collaboration, innovation, and accountability.
  • Provide regular feedback and professional development opportunities.
  • Partner with corporate HR to recruit, train, and develop talent, ensuring expertise in facility management and technical services.

Financial & Resource Management

  • Collaborate with corporate finance to manage budgets, control costs, and maximize profitability across service lines, targeting $25M in 2025 revenue and scaling to $50M.
  • Monitor financial performance against revenue and cost targets.
  • Identify cost-saving opportunities without compromising quality.
  • Optimize labor, equipment, and subcontractor resources to meet operational and project demands.
  • Negotiate vendor contracts to ensure cost efficiency and compliance with quality standards.

Client & Stakeholder Engagement

  • Support the BMP President and VP of Sales & Business Development in maintaining strong client relationships across institutional, healthcare, office, manufacturing, and retail sectors.
  • Act as the primary operational contact for clients, addressing concerns proactively.
  • Implement solutions to enhance client satisfaction and retention.
  • Ensure alignment with client needs and contractual obligations.

Technology & Innovation

  • Implement advanced technologies, such as CMMS, IoT-enabled monitoring, and predictive maintenance tools, to enhance operational efficiency and facility performance.
  • Drive adoption of automation and data-driven decision-making to optimize service delivery.
  • Stay informed on industry trends to integrate innovative solutions into BMP's operations.

Compliance & Risk Management

  • Ensure compliance with safety, environmental, and industry regulations across all operations and projects.
  • Collaborate with corporate legal teams to mitigate risks, manage contracts, and address liabilities.
  • Implement safety training and protocols to maintain a secure work environment for staff and contractors.

Education & Experience

  • Bachelor's degree in business administration, engineering, facility management, or a related field, or equivalent experience preferred; advanced degree (MBA) a plus.
  • Minimum of 10 years of experience in facility management, MEP services, or commercial construction, with at least 5 years in a senior leadership role.
  • Proven track record of managing operations for a $25M+ organization, with experience scaling to $50M or higher.
  • Experience in regional operations across multiple service lines and geographic areas.
  • Certifications such as CFM (Certified Facility Manager) or PMP a plus.
