Multi Family Project Manager - ConstructionLocation: Raleigh, NCOur client is an innovative full-service general contractor achieving 100% client satisfaction and specializing in early design phase construction management for commercial, medical, continuing care, and behavioral health projects.Relationships:
- Reports to: Project Executive or Senior Project Manager
- Direct reports: Field Engineer, Project Engineer, and/or Assistant Project Manager
- Dotted-line reporting: Superintendent
Role Purpose:As a Project Manager, you are responsible for providing overall project leadership. This role will plan, direct, and coordinate the development of a construction project and oversee their organization, scheduling, and implementation.Responsibilities:
- Act as the liaison between all contracted parties in a project.
- Distribute and coordinate plans, specifications, and information.
- Maintain a clean and safe work site, motivating performance to exceed project requirements.
- Discuss project setup, team structure, schedule, and approach with relevant teams.
- Manage the change order process using Timberline and/or Procore.
- Set clear and attainable goals for operations teams.
- Manage all aspects of cost control and reporting with the Senior PM.
- Collaborate with the Preconstruction Manager during the project planning phase.
- Develop and manage schedules, subcontractor prequalification/bid solicitation, and scope reviews.
- Manage construction projects with budgets of $20M+, ensuring high customer service ratings.
- Ensure punch lists are performed and all closeout procedures are completed on time.
Requirements:
- Understand contract language, commitments, customer expectations, and scope of work.
- Work closely with subcontractors to ensure timely delivery and accurate staffing levels.
- Analyze and update master project schedules.
- Maintain outstanding client relationships, resolving issues promptly.
- Proficient in Microsoft Office Suite, project management software (Procore, Prolog or similar), accounting cost management software (Timberline or similar), scheduling software (Primavera P6 or similar), and Adobe.
- Superior verbal and written communication skills.
- BS Degree in Engineering, Construction Management, or related field.
- 5+ years of experience with construction projects.
