Are you organized and driven to be accurate? If so, we would like to talk with you about a Senior Property Manager position. We are the area's largest 3rd party Commercial Real Estate and Property Management Firm focused in Northwest Ohio and Southeast Michigan. We are seeking a Senior Property Manager, based out of our premier downtown Toledo offices. POSITION SUMMARY The Senior Property Manager is responsible for managing daily property operations, and handling tenant relations. ESSENTIAL DUTIES AND RESPONSIBILITIES Essential functions include but are not limited to the following:

  • Manages and supervises the administration, improvement, maintenance, and general operations of assigned properties.
  • Develops and maintains budgets and financial reporting for assigned properties.
  • Designs, schedules, and coordinates general upkeep, major repairs, remodeling, or construction projects, working with the maintenance team or vendors as the project requires.
  • Ensures fees are collected, including monthly assessments, rentals, deposits, insurance, taxes, and other operating expenses.
  • Acts as a liaison between owners, tenants, and vendors.
  • Maintains property records including rental or usage activity, maintenance and operating costs, permits, and property availability.
  • Ensures tenants, visitors, and the community are advised of and adhere to property guidelines, rules and regulations.
  • Other duties as assigned.
SUPERVISORY RESPONSIBILITIES
  • This position may have supervisory responsibilities over Junior Property Managers and/or Site Managers to include hiring, training, supporting and motivating their direct reports while supervising and delegating property management related tasks.
DESIRED OUTCOMES
  • Supporting and motivating their direct reports while supervising and delegating property management activities, Including quarterly touch points and annual reviews.
  • Complete activities such as annual budgets, monthly owner financial memos, property inspections on time.
  • Budgets completed by December 15th.
  • Submit monthly financial memos as outlined in the owners management agreement.
  • Ensure a property inspection is completed by management team at least once per month.
  • Complete CAM Reconciliations as outlined by lease obligations.
  • When applicable, effectively maximize the use of the internal maintenance team while ensuring that all work remains within approved budgets.
  • Respond to owner inquiries within 1 business day.

  • High level of accuracy/attention to detail.
  • High degree of emotional intelligence; ability to build and maintain trust with leaders, team members, vendors, and residents.
  • Self-motivation and self-direction to work effectively with or without direct supervision.
  • Ability to manage and prioritize time to ensure multiple projects with competing deadlines are completed on time.
  • Strong communication and interpersonal skills.
  • Highly organized and able to manage multiple tasks.
  • Conscious of safety guidelines and protocols.
QUALIFICATIONS / REQUIREMENTS
  • A bachelor's degree in business, accounting, real estate, finance, or a related field is preferred.
  • Real estate license and fair housing training.
  • Certified as a CPM through IREM
  • At least ten (10) years of property management experience is required managing greater than 25 properties with $1,000,000 account experience.
  • Basic understanding of the materials, methods, and tools used to construct and repair buildings and infrastructure of properties.
  • Proficiency with Microsoft Office Suite.
