Base pay range

$60,000.00/yr - $70,000.00/yr

We're partnering with a highly respected and fast-growing property management company in the Madison area to hire a full-time Senior Property Manager. This is a fantastic opportunity to take ownership of a diverse portfolio of residential and commercial properties.

Whether you're an experienced manager or looking to step into a leadership role with strong mentorship, this team is looking for someone who's proactive, solutions-oriented, and excited to grow in the field. You'll have the freedom to make decisions, build relationships, and truly make an impact—without micromanagement or red tape.

What You'll Do:

  • Maximize NOI and occupancy across the portfolio in alignment with ownership goals
  • Build strong relationships with residents, tenants, clients, vendors, and internal teams
  • Support and review annual property budgets and quarterly owner reports
  • Assist with preparing and collecting annual CAM reconciliations
  • Set annual market rents and renewal terms based on market conditions
  • Ensure compliance with leases, contracts, and property regulations
  • Perform routine property inspections and recommend improvements as needed
  • Review bids and assist in oversight of capital projects in partnership with maintenance and ownership teams
  • Help develop presentations and pitch materials for new management opportunities
  • Review and assist with lease documents and amendments
  • Support turnovers, deposit reconciliations, and financial reviews as needed
  • Assist with onboarding of new properties—both new construction and third-party
  • Manage and market commercial spaces to maintain high occupancy and tenant satisfaction

Preferred Qualifications (Nice to Have):

  • Wisconsin Real Estate License (or willingness to obtain one); Broker license is a plus
  • Strong customer service and communication skills
  • Experience in property management (residential or commercial)
  • Familiarity with Microsoft Office and property management software
  • Experience with lease contracts, CAM reconciliations, and vendor oversight
  • Exposure to capital project coordination or budgeting
  • Industry certifications such as CPM, ARM, or COS are a bonus
  • Ability to fill in for other managers and contribute across the team when needed
  • Comfort reviewing lease documents or letters of intent for commercial tenants
