Position Summary:

August Real Estate is seeking a skilled and experienced Senior Project Manager to lead and oversee capital improvement projects across our growing portfolio of commercial real estate assets. This position is responsible for managing all phases of construction projects — from preconstruction planning and budgeting to execution and closeout — with a focus on delivering high-quality results on time and within budget. The ideal candidate brings a combination of technical expertise, project leadership, and strong communication skills to support office, retail, and multifamily developments.

Key Responsibilities:

  • Lead and manage construction and capital improvement projects including interior renovations, tenant build-outs, system upgrades, and site enhancements.
  • Contract directly with sub-contractors to directly manage scopes of work for interior renovations. Lead efforts to turnkey said renovations for new and existing tenants.
  • Oversee project planning, scheduling, permitting, budgeting, and coordination across all project stakeholders (architects, engineers, consultants, contractors, vendors, tenants).
  • Develop project scopes, timelines, and cost estimates; manage RFP processes, bid evaluations, contract negotiations, and value engineering opportunities.
  • Monitor project performance and proactively manage timelines, costs, and quality benchmarks; provide regular reporting to ownership and asset management.
  • Conduct regular site visits to assess progress, resolve field issues, and ensure compliance with design standards and safety requirements.
  • Collaborate with internal teams (leasing, property management, asset management, engineering) and ensure clear communication with tenants to minimize disruption and maximize satisfaction during construction activities.
  • Ensure projects meet all regulatory requirements and building codes; manage permit procurement and inspection processes.
  • Track and report capital expenditures and construction progress across the portfolio, ensuring adherence to budgets and timelines.
  • Maintain relationships with preferred vendors and continuously evaluate new partnerships, materials, and technologies that align with the company's design-forward mission.
  • Provide mentorship and oversight to junior project team members and consultants as applicable.

Qualifications:

  • Bachelor's degree in Construction Management, Engineering, Architecture, or a related field.
  • 3+ years of experience in commercial construction or real estate project management, including direct oversight of capital projects or tenant improvements.
  • Strong knowledge of construction methods, materials, building systems, permitting processes, and cost estimation.
  • Demonstrated ability to manage multiple projects simultaneously across different asset types and phases.
  • Proven track record in project budgeting, scheduling, contractor coordination, and delivery.
  • Excellent interpersonal, negotiation, and leadership skills.
  • Proficiency in project management tools (e.g., Microsoft Project, Procore, or similar) and Microsoft Office Suite.
  • Strong analytical and problem-solving abilities with a proactive approach to issue resolution.
  • Ability to travel to job sites across the Dallas-Fort Worth metro area as needed.
