Director of Real Estate / Senior Commercial Property Manager / Asset Manager
Established private investment firm seeking a senior commercial property manager with at least 10 years of experience to oversee a diversified commercial real estate portfolio. The role involves managing operations, financial activities, and staff. Candidates must demonstrate strong leadership skills and extensive commercial property management experience. Depending on the applicant's experience and fit, the position and title may vary.
Responsibilities include:
Negotiating and drafting contracts and lease documentsConducting regular property inspections and recommending or approving repairs and maintenance; supervising vendor servicesCoordinating tenant move-ins and move-outsSupervising capital and tenant improvement projectsPreparing legal notices and coordinating legal actions as neededResponding promptly to tenant needs and ensuring compliance with policies, procedures, regulations, and contractual obligationsServing as the primary contact with property owners and preparing reportsProviding management and leadership to property staff, including hiring and performance managementDeveloping and managing annual budgets, forecasting, and explaining variancesReviewing and reconciling tenant rent and CAM chargesSupervising on-site team, including maintenance staff and vendorsOverseeing accounts receivable and payableAccurately abstracting property leasesPerforming other duties as assignedEducation and Experience
- California real estate license (may be required later)
- Advanced analytical and quantitative skills; decision-making based on thorough understanding of procedures, policies, and practices
- Bachelor's degree from a four-year college or university, with a minimum of 10 years of related experience or training
- CPM or RPA designation or candidacy
- Excellent communication, organizational, and analytical skills; ability to provide efficient and courteous service; effective presentation skills; sensitivity to issues
- Extensive experience analyzing and negotiating commercial leases and contracts
- Advanced knowledge of financial principles and terms
- Ability to perform calculations involving prorations, percentages, discounts, and commissions
- Proficiency in financial analysis
- Ability to interpret complex documents
- Problem-solving skills involving multiple options
- Intermediate to advanced proficiency with Microsoft Office and property management software
