Senior Business Development Manager Location: Carlstadt, NJJob Function: SalesSalary Range: $110,000 - $125,000 base salary, plus uncapped commissionBenefits: Medical, dental, vision, life and disability insurance, generous 401(k) plan Must Haves
  • Bachelor's degree in Business, Sales, Marketing, or a related field, or equivalent experience
  • Minimum 12 years of outbound technical sales experience with a strong track record of exceeding targets
  • Deep knowledge of New York Building Codes and permitting processes including DOT, DOB & MTA
Nice to Haves
  • Prior experience working in scaffolding, access systems, or industrial services sectors
  • Familiarity with the competitive landscape and permitting nuances in the NY/NJ metro region
  • Background in mentoring or training junior sales staff or business development associates
  • New York City residency or extensive professional experience in the five boroughs
  • Experience with municipal bidding, construction safety compliance, or infrastructure projects
  • Understanding of vertical access systems or engineered service offerings
  • Multilingual communication skills, especially Spanish or languages prevalent in the NYC market
Responsibilities
  • Drive sales growth by developing strategic client relationships across the NYC/NJ metropolitan area
  • Use deep market knowledge to tailor solutions that address complex access and scaffolding challenges
  • Navigate municipal, state, and agency permitting processes efficiently to meet client timelines
  • Lead or support proposals and presentations for high-value or time-sensitive construction projects
  • Serve as a subject matter expert on New York Building Codes and compliance-related considerations
  • Deliver consistent performance against sales targets and maintain an active pipeline of opportunities
  • Collaborate cross-functionally with project managers, engineers, and estimators to develop winning bids
  • Provide mentorship and leadership to less experienced colleagues to elevate overall team performance
  • Analyze market trends, competitor offerings, and customer feedback to refine positioning and strategy
  • Represent the company in meetings with developers, general contractors, regulatory officials, and stakeholders
  • Ensure accurate forecasting, CRM updates, and sales activity reporting in line with company standards
  • Solve technical and logistical challenges creatively, delivering exceptional service outcomes for clients
