**Service Director**

VineBrook Homes is an internally managed Midwest/Heartland-based real estate investment company, focused on acquiring, renovating, leasing, and operating single-family homes as rental properties. An early investor and developer of the Single-Family Rental home (SFR) asset class, we commenced operations in late 2007. Our proven, yield-focused investment strategy targets a unique opportunity building a portfolio of Optimal House assets in key Midwest markets. We own or manage over 14,000 Single Family Rental Homes throughout the Midwest. Additionally, VineBrook Homes is currently undergoing the next major expansion of its strategy, expecting to drive toward 25,000+ Homes.

Essential Functions
  • Participate in the development and analysis of business division metrics, providing recommendations for process improvements or changes as necessary, and implementing via focus on documentation, training, and compliance.
  • Oversee and assist in organizing inbound work order requests to categorize, prioritize, mitigate, and delegate R&M work to technicians, guiding on cost-effective solutions across multiple sites and thousands of units.
  • Manage monthly unit turnover volume ensuring the team delivers target unit production on time and within or below budget, leveraging internal resources.
  • Monitor key operational and productivity metrics to ensure staff and vendors complete target work volume on time and on or below budget.
  • Hire, manage, and train regional facilities staff including market R&M technicians, turnover technicians, and vendor roster to ensure standards for quality of work, conduct, and customer experience are exceeded.
  • Competencies
    • Excellent verbal, written, and executive presentation skills.
    • Effective communication skills in interacting with residents, vendors, and management, with strong customer service orientation.
    • High mechanical competency: understanding house systems and addressing common repair requests.
    • Familiarity with applicable building codes, ordinances, and regulations; knowledge of proper storage of equipment, materials, and supplies.
    Required Education and Experience
    • Equivalent of a bachelor's degree and 10+ years of related experience with demonstrated advancement and leadership roles.
    • Understanding of the residential property management industry with ability to improve efficiency, service, and expense control.
    • Excellent knowledge of tools, materials, and cost-effective maintenance practices for single-family homes.
    • Strong PC skills and experience managing via digital platforms with a focus on operating metrics.
    • Ability to pass Motor Vehicle, Drug Screen, Credit, and Criminal Background checks, including a valid driver's license.
    Preferred Education and Experience
    • Knowledge of Yardi Property Management Software.
    • Experience in the Single-Family Rental Home industry.
    • Management experience of 10+ staff across thousands of units.
    • CPM, CFM, RPA, and/or SMA designation.
    Travel

    The role is based in Dayton, Ohio, with travel primarily local during the business day to train and oversee satellite operations.
