Residential Property Manager - TBG | The Bachrach Group : Job Details

The General Manager will be responsible for managing the operations of a 1700-unit rental apartment community located in Harlem.

Responsibilities will include:

Managing on-site office staff and approximately 40 union-building employees.

Conducting regular inspections of buildings, grounds, and mechanical systems.

Meeting daily with staff to monitor and track the progress of all operations.

Handling tenant-related matters.

Creating and monitoring operating expense budget.

Reviewing monthly financial statements.

Soliciting bids for contracts, repairs, and services. Reviewing existing vendors for competitive pricing.

Reviewing and approving invoices and purchase order requests.

Coordinating efforts between residents, staff, and contractors with regard to special projects and/or construction.

Providing updates to senior management regarding site finances and operations issues.

Investigating, tracking, and curing building violations. Appearing at violation hearings.

Reviewing daily security and/or incident reports.

Conducting inspections of vacant apartments.

Investigating and coordinating with attorneys on tenant issues including illegal sublets and non-primary residence. Attending L/T court when needed.

Serving as owner liaison with tenant associations, elected officials and local interest groups.

Handling property management issues related to the retail spaces.

Managing insurance claims.

Maintaining current copies of required court documents, building permits and certificates.

Requirements:

College degree.

Minimum of 10 years of multi-family property management, preferably with rent-stabilized units.

Excellent analytical, customer service, communication, and leadership skills.
