  • Job Title: Regional Property Manager

    Department: Asset Management

    Reports to: Director of Asset Management

    Job Type: 50% in office (Chicago Loop); 50% Travel (may vary)

    Compensation and Benefits:

    • Base Salary: $120,000-$150,000 commensurate with experience
    • Eligible for year-end and performance bonuses

    Overview:

    We seek a Regional Property Manager to oversee our sub portfolios, lead on-site staff, and develop operational systems to stabilize properties. The ideal candidate is initiative-taking, drives projects to completion, and thrives in a fast-paced environment. We value teamwork and seek someone who is Humble, Hungry, and Smart.

    About you:

    • 10+ years experience in stabilizing distressed Class C assets, including taking over unstabilized portfolios or receiverships
    • 5+ years leadership experience managing property teams
    • Ability to analyze financial statements and improve property NOI
    • Strong operational skills across leasing, maintenance, and reporting
    • Excellent communication skills
    • Proficiency in Microsoft Office; familiarity with Yardi Voyager and RentCafe a plus
    • Ability to lift 50+ lbs and walk multiple flights of stairs

    Core Responsibilities:

    Included but not limited to:

    • Oversee daily operations for multifamily portfolios (300-1200 units)
    • Monitor performance and strategize to maximize occupancy and revenue
    • Develop and maintain management processes
    • Coordinate with rental assistance programs
    • Manage capital improvement projects
    • Lead property insurance processes

    Property Assessment:

    • Assess distressed properties to identify issues and repairs
    • Develop stabilization strategies

    Staff Management:

    • Hire, train, and manage property staff
    • Conduct performance evaluations
    • Foster positive work environment

    Maintenance and Repairs:

    • Coordinate maintenance activities
    • Supervise contractors and staff
    • Implement preventive maintenance

    Communication:

    • Maintain effective communication with owners and stakeholders
    • Serve as liaison within the organization
