Guided by our core values of creativity, concern, passion and the pursuit of perfection, we are inspired and empowered to reach higher, achieve our fullest professional and personal potential and be truly extraordinary.Primary ResponsibilitiesThe Regional Maintenance Director provides oversight of Maintenance and Engineering Services for an assigned portfolio of properties in the New England (Massachusetts, Rhode Island, and New Hampshire) region. The position is responsible for a portfolio of approximately 110 - 120 properties across several geographic areas and may fluctuate based on business needs. The position will be based in a Bozzuto office within New England. The role will require frequent travel within the region, and occasional travel outside the region for new property openings, takeovers, due diligence, emergency response, regional meetings, industry conferences and special assignments. The position reports to the VP of Facilities and Engineering Services.As a Regional Maintenance Director, Your Primary Responsibilities Include
- Oversight of all maintenance and engineering activities across the region through Regional Maintenance Managers reporting directly to this position, and via dotted line relationships with the onsite service teams.
- Developing and managing highly effective working relationships with Operations SVPs, RVPs Regional Portfolio Managers, Property Managers, and Service Teams, as well client representatives to meet and exceed the expectations for each of the respective communities with respect to daily maintenance, technical assistance, consultant referrals, management of contractors and service providers, resident satisfaction, asset preservation, capital budgeting, and project management.
- Ensuring compliance with all company policies, standards and procedures related to maintenance and engineering.
- Developing and using knowledge of local and national building codes and regulations and how they apply to building maintenance operations, capital projects and building energy performance.
- Supervising Regional Maintenance Managers reporting directly to this position, and oversight of their responsibilities pertaining to:
- Quarterly maintenance/safety inspections of each property
- Emergency response
- Troubleshooting of building, systems and equipment when issues arise and providing advanced technical support
- Set up, training and support of Bozzuto's maintenance platforms, processes and operating standards
- Annual capital and operating budget walks
- Support related to bidding, budgeting and project management
- Assistance with management of contractors and maintenance service providers
- Collaboration with Property Managers and Regional Portfolio Managers to hire, train and develop on-site maintenance personnel
- Assistance in addressing any maintenance colleague performance issues
- Ensuring the consistent and effective use of our enterprise level maintenance platforms (currently Leonardo 247 and Comvibe) by our on-site service teams and providing support and training when needed
- Reviewing and approving Regional Maintenance Managers timesheets.
- Providing training and development opportunities for the Regional Maintenance Managers.
- Serving as a point of escalation for maintenance issues and incidents that cannot be resolved by the site teams or Regional Maintenance Managers.
- Coordinating with Client Services and Regional Operations to prepare proposals and execute the following additional billable services when requested by clients:
- Due Diligence
- Unit Punch and Common Area Punch for new construction
- Limited scope project management assignments
- Serving as point of contact to review any maintenance and engineering topics when a client retains Bozzuto for Advisory Services for a new project in your region. As needed, engaging your Regional Maintenance Managers or other Regional Maintenance Directors for assistance with review/.
- Promoting and supporting the continued adoption of the InterPlay Learning Platform to provide online technical skills training to our Maintenance Technicians, Assistant Service Managers and Service Managers. Work with Learning & Leadership, Regional Maintenance Managers and Service Managers to monitor/track the progress of the assigned role-based training courses
- Coordinating other hands-on skills training for our on-site maintenance colleagues in each market leveraging the skills of our Regional Maintenance Managers, experienced Service Managers, or local contractors.
- Exploring other free or low-cost instructional sessions or online training available to our maintenance teams through our preferred suppliers.
- Collaborating with Regional Maintenance Directors and leaders in other functional areas (Operations, Accounting, Client Services, Learning & Leadership, etc.) to develop or update our standards, procedures, processes and programs in order to improve our effectiveness and meet the evolving needs of our business.
- Partnering with site Operations and the Regional Maintenance Managers on larger capital projects in developing/reviewing scopes of work, budgeting, evaluating bids and providing guidance on project management. Discuss scopes of work, pricing and schedules with clients when needed.
- Supporting all due diligence and takeover projects including property walks, staffing guidance, maintenance operations planning and setup, budgeting, and the preparation of reports with findings when requested.
- Participating in establishing and managing vendor relationships at a regional and enterprise level, encouraging the use of these vendors by our property teams when beneficial.
- In conjunction with the other Regional Maintenance Directors, performing certain enterprise-level assignments related to our maintenance master plan objectives (maintenance training and development, preventative maintenance and work order platform upgrade/replacement, national or regional programs for maintenance services, SOPs, boilerplate document development, vendor contract standardization, etc.).
- Periodically attending industry trade conferences relevant to the role, upon approval.
What You Bring To Us
- BS (or higher) degree in an Engineering discipline, or a minimum of 15 years of direct maintenance and engineering experience for a portfolio of multi-family properties
- Advanced knowledge of HVAC, Plumbing, and Electrical systems across a diverse portfolio of commercial or multi-family properties
- Ability to ensure that projects are completed on time and on budget
- Strong working knowledge of ADA requirements, OSHA standards, fire/life safety procedures and other applicable regulations
- Ability to read, analyze and interpret technical documentation, including construction blueprints and drawings, P&IDs, and government regulations
- Valid Driver's License and proof of automobile insurance coverage
