- Lead territory strategy development, identifying growth markets and creating long-range real estate expansion plans.
- Serve as the key decision-maker on site selections, working collaboratively with analysts, brokers, and internal teams.
- Negotiate all aspects of the real estate transaction including LOIs, leases, amendments, and terminations.
- Manage third-party broker performance and maintain strong relationships with landlords, developers, and internal stakeholders.
- Prepare comprehensive site approval packages and other financial based reports and analysis including site submittal packages for presentation at monthly Real Estate Committee (REC) meeting with support from the RE Admin.
- Present territory plans and site submittal packages at internal Real Estate Committee meetings.
- Partner cross-functionally with Construction, Design, Legal, and Finance to ensure execution readiness for each deal.
- Monitor market conditions, trends, and performance of existing store fleet within assigned territory; drive relocation and expansion strategy working in close collaboration with Portfolio team.
- Travel regularly to conduct market tours, assess opportunities, and maintain on-the-ground visibility in assigned territory.
Qualifications:
- Bachelor's or Master's Degree in Business, Real Estate, or related field.
- 5+ years in retail real estate is required, with proven market planning, site selection & dealmaking experience.
- Deep knowledge of shopping center formats, regional players, and retail development trends.
- Experience managing third party service providers, including master brokers, local market brokers and outside legal counsel
- Strong project ownership, negotiation, and relationship management skills.
- Ability to work in an ambiguous environment, identify and solve problems, and manage change
- Self-motivated with critical attention to detail and deadlines
- Strong understanding of real estate practices and related legal principles
- Excellent presentation and communication abilities; comfortable with executive-level discussions.
