GENERAL DESCRIPTION OF POSITION
The Real Estate Manager is responsible for the identification, evaluation, and acquisition of land for the development of Murphy USA / Express convenience stores. This role is responsible for implementing the strategic direction of executive leadership by following Murphy USA's principles and core competencies.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Trade Area and Site Evaluation - Review and evaluate trade areas and proposed purchase & lease locations that adhere to the corporate real estate growth strategy.Deal Making – Full understanding of retail deal making and land acquisition on behalf of a national retailer.Broker / Developer Management - Manage external brokerage and developer relationships on the identification and evaluation of proposed purchase or lease locations.Site Presentation - Responsible for preparing PowerPoint decks for submission and presentation to the Real Estate Committee.Negotiation - Oversee the negotiation of letters of intent and contracts for proposed purchase or lease locations.Deal Management - Manage contractual deal terms and ownership relationships to ensure timely closing and successful development of new locations.Collaboration - Coordinate with project management and external consultants to ensure projects meet Murphy USA standards.Reporting - Update project information in the system and report to teams and management.Corporate Representative - Build relationships with key market stakeholders and attend trade shows such as ICSC and Retail Live.EDUCATION AND EXPERIENCE
Broad knowledge of real estate, marketing, business administration, finance, etc. Equivalent to a four-year college degree, plus 3-5 years related retail deal making experience or training in the market.
