Green Light is a values-driven developer and owner with a rapidly growing portfolio of affordable and market-rate housing.Were seeking a Real Estate Associate to join our team and help grow our investment platform.

This role is ideal for an analytical, entrepreneurial individual who thrives in a fast-paced, collaborative environment. Youll work closely with a Partner of Green Light, gaining exposure to the full lifecycle of real estate acquisitions while helping drive company growth. The ideal candidate combines a strong work ethic with the ability to work independently.

Based in Portland, Oregon, this role offers hybrid flexibility with an expectation of at least one in-person day per week.

Key Responsibilities:

  • Underwriting & Analysis: Build detailed financial models, sensitivity analyses, and valuations to evaluate new investment opportunities.
  • Market Engagement: Tour target markets and assets to inform strategy and build on-the-ground intelligence.
  • Pipeline Development: Source and manage deal flow through market research, broker outreach, and relationship-building. Draft key documentsincluding Investment Committee memos and Letters of Intentto convert prospects into actionable acquisitions.
  • Transaction Management: Manage due diligence and coordinate with legal, lender, and third-party partners to drive deals to close.
  • Joint Venture Structuring: Support JV negotiations and documentation with institutional and private capital partners.
  • Thought Leadership: Produce investor memos, blog content, and research reflecting Green Lights market perspective.
  • Trend Monitoring: Track macro and micro real estate trends and generate insights on key investment geographies.
  • Cross-Functional Support: Collaborate with internal teams across asset management, fundraising, and strategy.

What Were Looking For:

  • 37 years of experience in real estate acquisitions, private equity, or investment roles, ideally with a multifamily experience.
  • Bachelors degree in Finance, Economics, Real Estate, or related field (Masters or CFA a plus).
  • Strong proficiency in Excel; knowledge of Argus, AppFolio, or market research tools (e.g., CoStar, Green Street) is a plus.
  • Excellent communication and relationship-building skills.
  • Detail-oriented and self-directed, with the ability to juggle multiple workstreams independently.

Salary: Commensurate with experience
