Property Inspector - Housing Authority of LaSalle County : Job Details

Inspector We are looking for a full time inspector to perform inspections on government assisted housing rental units and buildings. The units may be single family homes or apartments which are single, duplex, row style, townhouses or located in high rise buildings. The inspector will need to travel in LaSalle and Grundy counties during regular business hours and a company vehicle will be provided for work-related travel. The right candidate will possess skills in some or all of the following: Knowledge of:

• Property/apartment maintenance and the ability to identify defects or items in need of repair.
• Principles and practices of basic electrical, plumbing, painting, appliance, heating, cooling and carpentry.
• Techniques for dealing with a variety of individuals from various socioeconomic, cultural and ethnic backgrounds, in person and over the telephone
• Modern office procedures, office equipment and computer applications

Ability to:

• Understand and pass training courses on various inspection protocols
• Be decisive, solve problems and prioritize work issues
• Work independently
• Exercise judgment with general policy guidelines
• Understand and carry out oral and written instructions
• Communicate clearly and concisely, both orally and in writing and electronically
• Prepare, organize, analyze and maintain inspection records and files
• Utilize computer and agency specific software applications

MINIMUM JOB REQUIREMENTS - Any combination of the following experience and education that would likely provide the required knowledge and abilities is qualifying. Must possess a valid driver's license and be able to be insured for operating company-owned vehicles. Must possess a cell phone with the ability to send and receive voice calls, data and text messages and take photos and videos. (Employee will receive a monthly phone stipend)

• Must possess a high school diploma, GED or equivalent.
• Must wear a company uniform shirt and will also be required to wear trousers/pants and closed-toe footwear while on duty.
• The ability to learn and apply training related to the duties and responsibilities specified.
• The ability to be trained and pass exams that certify proficiency in understanding and applying required inspection protocols.
• Must be able to pass a physical and drug screening and a background check. This organization is subject to the Federal Drug Free Workplace Act 1988 and cannabis/marijuana use is prohibited for all employees.
• Must possess mobility to perform inspections in the field in various locations a variety of unit types and under varying unit conditions, inside and outside of buildings and apartments, in an environment where the area may be dirty or unpleasant, hot, cold or wet and the noise level can be loud.
• Substantial client contacts via in person, email, text or telephone communications, and possess the focus and stamina to maintain attention to detail and adherence to established daily schedule and to act in a courteous and professional manner and dispute numerous unscheduled interruptions.
• Must have vision to read printed materials and hearing and speech to communicate in person and over the phone. Must be tolerant to unpleasant environments and outside work in all types of weather, be able to occasionally lift up to 100 pounds, have the flexibility to maneuver within limited spaces and physically able to climb as needed, including the ability to perform roof inspections, walk on and navigate roofs on multistory buildings.
