About the Role:Our client, a leading residential property management firm, is seeking a Property Accountant / Financial Analyst to join their New York-based accounting team. This position requiresstrong month-end close, reconciliations, and budget management skills. The ideal candidate will have a background in residential property management (co-ops, condos, rentals) or Big 4 public accounting experience auditing co-ops and condos.
You'll manage the accounting for a portfolio of NYC residential properties, working closely with property managers, boards, and internal leadership to ensure accurate financial reporting and compliance. This role offers the opportunity to move from managing 10-12 properties initially to 20-25 properties once fully onboarded.
Responsibilities
Property Accounting
Perform month-end close for a portfolio of 10-12 properties (scaling to 20-25), each set up as an individual entity.
Prepare and review reconciliations, actual vs. budget analyses, and cash projections.
Manage cash for each assigned property and ensure adequate balances for expenses.
Review and reconcile bank accounts monthly.
Oversee approved payables, coordinate with Accounts Payable, and instruct cash management team on fund transfers.
Prepare monthly debt service reporting and coordinate mortgage payments.
Review non-tenant receipts for posting; collaborate with Accounts Receivable as needed.
Financial Reporting
Prepare monthly workpapers and reporting packages for ownership, including variance analysis and GPR reporting.
Generate lender-required and ownership-specific reports.
Maintain strong understanding of accrual-based accounting for accurate financial statements.
Budgeting
Lead annual operating and capital budget preparation.
Manage budgeting timelines (late summer through Thanksgiving) for multiple properties simultaneously.
Audit Support
Provide financial data and support during annual audits.
Reconcile security deposits monthly and assist the security deposit team when needed.
Qualifications
Bachelor's degree in Accounting required.
3-5+ years of property accounting experience, preferably in residential property management (co-ops, condos, rentals).
Open to candidates from Big 4 or public accounting firms who have audited co-ops/condos.
Strong knowledge of accrual accounting principles.
Proficiency in Excel required; Yardi 7s or similar accounting software experience preferred.
Excellent communication skills and ability to interact with property managers, boards, and owners.
Highly organized, able to prioritize, and work independently in a fast-paced environment.
