We're seeking a talented and experienced Project Manager with 5–10+ years of expertise in commercial or multi-family construction. Our client is a well-established and steadily growing general contractor with a strong reputation for delivering high-quality projects in New Jersey. Responsibilities
- Serve as the primary liaison between clients, design teams, and subcontractors, ensuring clear communication and a professional presence at all times.
- Partner with the Superintendent and Safety team to implement and enforce the project-specific safety plan; respond promptly to incidents to maintain a safe work environment.
- Convert cost estimates into detailed construction budgets and manage revisions in collaboration with leadership.
- Oversee trade buyouts for labor, materials, and equipment, including subcontract drafting, purchase orders, and insurance coordination.
- Align logistics, phasing, and budget with the overall construction schedule in partnership with the Project Director and Estimating team.
- Develop, maintain, and track the master project schedule, ensuring on-time or early completion of milestones.
- Manage RFIs, change orders, submittals, procurement tracking, and progress reporting.
- Track budgets, approve invoices and pay applications, and reconcile project-related expenses.
- Monitor construction progress, trade performance, and subcontractor/vendor relationships to ensure quality and timeliness.
- Lead and support field staff, guiding projects from preconstruction through closeout, including punch list completion and final billing.
- Prepare and present regular project status updates for leadership and stakeholders.
Qualifications
- Bachelor's degree in Construction Management, Civil/Architectural Engineering, or related field preferred; equivalent industry experience considered.
- 5+ years as a Project Manager or 7–10 years of progressive construction experience.
- Demonstrated expertise in scheduling, procurement, budgeting, cost control, financial reporting, and client management.
- Strong leadership, organization, and communication skills with the ability to guide teams in fast-paced environments.
- Ability to read and interpret construction documents, drawings, scopes, specifications, and detailed schedules.
- Proficiency with project management and scheduling tools such as Primavera P6, Procore, TimberScan, and Microsoft Office Suite.
- OSHA 30-Hour Certification preferred.
