Project Manager – Custom Residential Construction (On-site in Carmel, CA)

We're seeking a Project Manager to join a rapidly growing design studio focused on delivering exceptional new builds and luxury remodels throughout the Carmel area.
What You'll Be Doing:
- Lead multiple residential construction projects (typically 2–5 at a time), overseeing every phase from pre-con through final walkthrough.
- Serve as the on-site project liaison, communicating daily with trade partners, site crews, and internal design and construction teams.
- Perform regular site visits to ensure team alignment, material readiness, and task accountability.
- Submit and manage RFIs, review construction drawings, and ensure all field teams have accurate and up-to-date information.
- Coordinate across departments to manage procurement, timelines, change orders, and documentation.
- Handle administrative tasks such as timecards, POs, job costing, and client-facing updates (approx. 20% of time).
- Collaborate with a team of residential and architectural designers, drafters, and a part-time architect for permitting and stamps.
- Work within proprietary estimating spreadsheets and internal catalogs (training provided).
What We're Looking For:
- 3+ years of experience in residential or commercial project management (high-end homebuilding a plus).
- Strong understanding of construction assemblies, sequencing, and building codes.
- Ability to read and scale plans; familiarity with CAD, Procore, Revit, or CoConstruct is a plus.
- A natural leader who communicates well with diverse personalities and thrives under pressure.
- Organized, proactive, and capable of juggling multiple active and developmental projects.
- Familiarity with trade workflows, subcontractor coordination, and local permitting processes.
- Bonus: Experience with bidding, estimating, PMP certification, OSHA compliance, and local trade relationships.
Ideal Backgrounds:
- Associate's or bachelor's degree in construction management.
- Hands-on field experience or generational exposure to the trades.
- Comfortable managing multi-million-dollar remodels and ground-up builds ranging from $1.5M–$10M+.
