Commercial Construction Project Manager

Job Overview: The Commercial Construction Project Manager is responsible for overseeing all aspects of commercial construction projects from inception through completion. This includes managing budgets, timelines, resources, and ensuring that projects meet quality and safety standards. The ideal candidate will have strong leadership, communication, and organizational skills, with extensive experience in commercial construction management.

Key Responsibilities:

  • Project Planning & Development: Develop and manage comprehensive project plans, including timelines, budgets, and resource allocation for commercial construction projects. Work closely with architects, engineers, and clients to align project specifications, scope, and goals.
  • Budgeting & Cost Management: Prepare detailed cost estimates, budgets, and financial reports, ensuring projects stay within budget. Monitor expenditures and negotiate with vendors, suppliers, and subcontractors to control costs. Approve project expenditures, track expenses, and resolve any financial discrepancies.
  • Scheduling & Coordination: Create and maintain project schedules, coordinating timelines and deadlines with the construction team, subcontractors, and vendors. Ensure that all tasks are completed on time and adjust schedules as necessary to accommodate changes or delays. Conduct regular site visits to monitor progress, address issues, and ensure adherence to the schedule.
  • Team Leadership & Management: Lead and manage a team of construction professionals, including site supervisors, subcontractors, and laborers. Provide guidance, training, and support to team members to ensure high-quality work. Conduct performance evaluations, set clear expectations, and foster a productive team environment.
  • Quality Control & Safety: Oversee and enforce quality control standards on all phases of construction to ensure the highest level of workmanship. Conduct regular site inspections to ensure compliance with OSHA safety standards, local codes, and company policies. Identify potential safety hazards and enforce corrective measures to ensure a safe work environment.
  • Stakeholder Communication: Serve as the primary point of contact for clients, architects, engineers, and subcontractors, maintaining open lines of communication. Provide regular project updates to clients, including progress reports, changes, and any potential challenges. Resolve issues or conflicts that may arise among stakeholders and ensure that all parties are aligned with project goals.
  • Documentation & Reporting: Maintain accurate project documentation, including contracts, permits, daily logs, change orders, and correspondence. Prepare and present progress reports, budget summaries, and project completion documentation to management and clients. Ensure that all records are organized and up-to-date for auditing, reference, and future project planning.

Qualifications and Skills:

  • Experience: Minimum of 5 years of experience in project management within commercial construction. Proven track record of successfully managing large-scale commercial construction projects, such as office buildings, retail centers, healthcare facilities, or industrial complexes.
  • Technical Skills: Proficiency in construction management software (e.g., Procore, Buildertrend) and scheduling tools (e.g., Microsoft Project, Primavera). Strong knowledge of commercial construction processes, methods, materials, and safety regulations. Ability to read and interpret architectural drawings, blueprints, and technical specifications.
  • Leadership & Communication: Excellent leadership and team management skills, with the ability to motivate and coordinate teams effectively. Strong verbal and written communication skills for interacting with clients, contractors, and internal teams. Problem-solving and decision-making skills to address challenges and make effective project-related decisions.
  • Budgeting & Financial Acumen: Solid understanding of budgeting, cost control, and financial management in construction. Ability to negotiate contracts, manage resources, and maximize project profitability.
  • Education & Certifications: Bachelor's degree in construction management, civil engineering, or a related field is preferred. Certification in project management (e.g., PMP, CCM) is a plus. OSHA certification and additional safety training preferred. Valid driver's license is required.
