Portfolio Manager - Commercial Properties - Manhattan

A prestigious and very successful Midtown commercial real estate owner/operator seeks a Property Manager to oversee operations of a class B office building portfolio in Manhattan. This is a stable and profitable company that owns a large portfolio of class-A commercial office properties. This is a highly visible position within a rapidly growing organization.

The ideal candidate will have commercial property management experience and business acumen to reverse inefficiencies, optimize organizational controls, drive cost savings and deliver continuous improvements to enhance property operations.

Responsibilities

  • Responsible for direct leadership of a class B office portfolio comprised of 7 properties and interpreting established standards, policies, procedures, regulations and contractual obligations.
  • Ensure that tenant needs are promptly addressed by administrative and technical building staff.
  • Provide oversight with regard to current and planned capital improvement projects and build-outs.
  • Control annual budget for operating and capital expenses of the property. Able to forecast management plans, analyze and explain variances.
  • Ensure regular property inspections and provides guidance on maintenance, alternations and reconditioning.
  • Provide support to the leasing team by overseeing due diligence process and monitoring outside broker activity.
  • Control existing contracts and supervises vendor services.
  • Source and negotiate with new vendors as needed.
  • Develop professional relationships via memberships and participations in industry and civic organizations.
  • Performs other duties as assigned.

Qualifications

  • Bachelor degree in a relevant discipline.
  • 6+ years of experience with commercial properties in a managerial capacity.
  • Strong knowledge of construction and engineering.
  • Strong experience with evaluation, development and motivation of staff.
  • Strong interpersonal skills and problem solving ability.
  • Excellent oral, written and presentation skills.
  • Proven record of providing excellent customer service.

Compensation: $130,000 - $160,000 plus bonus, comprehensive health benefits, retirement contributions, generous PTO and other valuable perks.
