Plant Operations Manager

An exempt position that will be responsible for maintaining and managing the overall cleaning, maintenance and repair of the interior, exterior, and surrounding grounds of Casey's Pond in accordance with federal, state and local standards, regulations, codes and company policies. Manages the maintenance and upkeep of the buildings, units, common areas, and grounds through maintenance staff.

Supervision Received:

Reports to the Plant Operations Director.

Supervision Exercised:

Under supervision of the Director, manages the maintenance, transportation and housekeeping staff.

Essential Functions:

  • In conjunction with the Plant Operations Director, supervises maintenance technicians, housekeeping and laundry staff including hiring, scheduling, performance documentation, and other associated management duties.
  • Performs necessary repairs and maintenance in apartments and common areas including refurbishment and upgrades for move-ins.
  • Inspects completed work, as needed, to ensure conformance to standards and policies.
  • Coordinates compliance with local, state and federal building and health codes, MSDS, OSHA, EPA, CDPHE regulations, and fire codes.
  • Coordinates annual apartment maintenance schedule and completion with Director.
  • Assists with regular inspections of life safety systems, including fire extinguishers and sprinkler systems.
  • Maintains inventory control for all general supplies, parts and equipment for necessary repairs and maintenance.
  • Assists Director with creation and implementation of preventative maintenance programs.
  • Maintains all required engineering files.
  • Assists Director in establishing annual capital replacement budget and program that includes data input for tracking all assets and newly acquired assets.
  • Reviews material safety data sheets (MSDS) as requested for potential exposure to hazardous chemicals used and take necessary precautions.
  • Responds appropriately to or community emergencies by assisting as needed.
  • Maintains office, shops and mechanical areas within company standards. May work weekends, evenings or nights to ensure Community needs are met, including shift coverage.
  • Completes or assists with special projects as requested by management.
  • Ensures all work orders assigned are satisfactorily completed.
  • Assists other departments as requested, including moving furniture and unloading and storing supplies.
  • Maintains high quality standards for the buildings, grounds and mechanical plants, ensuring that public areas, rental units, buildings and grounds meet first class standards at all times.
  • Serves as backup driver of Casey's Pond vehicles to transport for individual appointments and group activities.
  • Communicates with management and front desk staff to identify potential problems that might arise or affect satisfaction or safety.
  • Requisitions tools, equipment, and supplies.
  • Adheres to company policies and follows all safety regulations.

Education:

High School Diploma or equivalent required. Associate's degree or equivalent from a two-year college or technical school required.

Experience

Three to five years of related experience required. Previous management experience and/or training , not required.

Requirements:

  • If car is used, must provide proof of adequate insurance coverage totaling at least $100,000 and valid Colorado driver's license.
  • The employee must regularly lift and /or move up to 25 pounds, frequently lift and/or move up to 50 pounds and occasionally lift and/or move up to 100 pounds.
  • Specific vision abilities required by this job include close vision and peripheral vision.
  • TB Screening upon hire.
  • While performing the duties of this Job, the employee is regularly required to stand; walk; sit; reach with hands and arms; climb or balance and stoop, kneel, crouch, or crawl.
  • The employee is occasionally required to smell as a tool for diagnosis.

  • Skill in establishing and maintaining working relationships with coworkers and vendors.
  • Ability to communicate clearly and effectively.

  • Ability to competently use Microsoft Office including Word and Excel.
  • Knowledge of or ability to find federal, state, and local building standards, codes, and requirements of regulatory agencies.
  • Knowledge of or ability to find safety practices and hazardous conditions to provide a safe work environment.

Working Conditions:

  • Position is in a well-lighted, accessible office environment, and involves walking, standing, sitting, bending stooping, twisting, turning, reaching overhead, pushing, pulling, and balancing.
  • This position meets the criteria for Category 3 of OSHA's guidelines for exposure to biohazards.
  • Regularly exposed to outdoor weather conditions, exposed to work near moving mechanical parts and toxic or caustic chemicals. Occasionally exposed to wet or humid conditions (non-weather); work in high, precarious places; extreme cold (non-weather); extreme heat (non-weather); risk of electrical shock and vibration. The noise level in the work environment is usually moderate. This position may also include exposure to various hazards including: drugs, chemicals, infectious/biological materials, falls, burns, odors, and cuts from equipment.

The Colorado Equal Pay for Equal Work Act requires employers in the stateof Colorado to disclose the following information.

Compensation:

$62,000 - $78,000 depending upon experience

The rate listed is just one component of our total compensation packagefor employees. Additional benefits may include medical, dental and visioninsurance, paid time off (PTO), life and insurance, 401(k) plan,paid holidays and shift incentives.
