Plant Operations Director

The Plant Operations Director is responsible for planning, organizing, developing, and directing the general operational maintenance, repair, and housekeeping of the Community's physical plant to maintain proper overall operations. He/she oversees the general maintenance and housekeeping operations to ensure that the Community and resident apartments are maintained in a safe, clean, and comfortable manner. The Plant Operations Director is also responsible for communication and coordination with the Plant Operations Associates and schedules the necessary tasks to accomplish repairs and alterations to buildings and equipment systems. He/she assumes responsibility for the overall cleanliness, sanitation, safety, and organization of the physical plant of the Community.

Responsibilities:
  • Performs general maintenance work (light, electrical, painting, carpentry, etc.).
  • Ensures compliance with federal and state laws and regulations regarding assisted living/memory care, including fire safety codes.
  • Understands HVAC systems and can operate and maintain equipment.
  • Maintains supply levels in work areas.
  • Ensures all tools, work areas, and equipment are clean, in proper working order, and properly stored.
  • Maintains the Community environment and all equipment for Resident comfort and convenience.
  • Performs routine inspections and documents hazardous conditions.
  • Replaces light bulbs, exit lights, room call lights, etc., as needed.
  • Conducts daily inspections of buildings, grounds, and equipment.
  • Maintains drawings, plans, and manufacturer instructions for all equipment.
  • Supervises safety and fire protection programs.
  • Directs team members and residents during emergencies.
  • Ensures safety practices are followed and maintains the physical plant organization.
  • Supervises the appearance and cleanliness of the building and grounds.
  • Maintains a Preventive Maintenance Log for all mechanical systems.
  • Oversees landscaping and manages maintenance contracts.
  • Establishes and maintains a work-order system.
  • Monitors budgets and develops vendor relationships.
  • Participates in safety training and maintains confidentiality of Resident information.
  • Prepares invoices and reports, and ensures safety regulations are followed.
  • Performs Resident Emergency Call System checks.
  • Implements safety initiatives and reports incidents.
  • Reads and comprehends instructions and correspondence.
  • Trains, supervises, and evaluates Plant Operations staff.
  • Manages staffing, scheduling, and departmental costs.
  • Performs other duties as required.
Qualifications:
  • High School Diploma required.
  • Minimum four (4) years supervisory experience in maintenance or related fields.
  • Knowledge of maintenance policies, laws, and regulations.
  • Understanding of biohazardous waste handling.
  • Valid Driver's License, preferably Commercial.
  • Strong organizational and communication skills.
  • Self-motivated with minimal supervision.
  • Results-oriented and customer service focused.
  • Team player.
  • Physically able to perform duties, including bending, reaching, lifting up to 60 pounds, and standing for extended periods.
