SUMMARY

Under the general supervision of the Managing Director, Operations will plan, organize, and supervise all functions of the Science Center Physical Plant. Coordinate the maintenance and development of facilities and systems, including repairs, renovation and capital improvements, by performing regular inspections, diagnostic evaluation, coordinating new, preventive, routine or emergency work, and maintaining and updating complete technical records.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Direct supervisory responsibility for the safety, condition, and operability of the physical plant of the Saint Louis Science Center.
  • Responsible for managing the operation and maintenance of heating, ventilation, and air conditioning systems to ensure comfort of visitors and employees to ensure proper operating environment for a variety of exhibits, audio-visual equipment, and computer systems. Perform hands-on duties as needed.
  • Responsible for managing the operation and maintenance of electrical and lighting systems, including automated control, fixture specification and installation, lamping, energy management, and equipment repairs. Perform hands-on duties as required.
  • Responsible for coordinating and overseeing facility appearance upgrades, including painting, fixture installation, carpeting and other related maintenance as required.
  • Responsible for coordinating and overseeing the site structural, roofing, plumbing, conveyance and grounds maintenance service and alterations.
  • Recommend and manage annual physical plant expenses and capital budgets.
  • Prepare requisitions and purchase orders for approval. Procure and evaluate bids as required by SLSC financial policies.
  • Coordinate, manage, and oversee vendor relations for all services related to the Engineering department.
  • Develop departmental policies and procedures to insure a safe, efficient and cost-effective operation.
  • Reading, interpreting and assisting in the preparation of plans, specifications and other bid documents for construction projects.
  • Responsible for providing project manager services for physical plant projects, including coordinating and overseeing outside contractors.
  • Maintain accurate records of facility blueprints, maintenance records, systems manuals and schematics, inventories of equipment and parts, and energy usage.
  • Ensure safety, security, and dependability in the operation of equipment and systems, through thorough and ongoing training and operations monitoring.
  • Identify, develop, review, and maintain a preventative maintenance tracking program for all appropriate equipment and systems.
  • Advises the Managing Director, Operations on all engineering or maintenance matters concerning new and existing facilities and makes presentations to the Facilities Committee and Safety Committee, as requested.
  • Maintaining technical areas (shops, utility rooms, etc.) in a clean, safe, and efficient manner.
  • Manage the acquisition, inventory and/or storage of associated fixtures and equipment and formulate policies and procedures for their maintenance for review and approval.
  • Attend staff meetings and/or training sessions to encourage teamwork, strengthen and promote communication, and enhance personal growth.
  • Develop, monitor, and report on appropriate department activities and plans including works orders, preventative maintenance schedules, 10-year capital plans, etc.
  • Assists supervisor and the leadership team in developing and executing capital building projects including project scope, schedules, contractor/subcontractor performance, budget management, and communication throughout all phases of design through completion.
  • Develop and maintain physical plant sustainability plan. Physical plant energy consumption tracking, optimization and de-carbonization projects.
  • Perform other related duties as assigned.

MANAGEMENT RESPONSIBILITIES:

  • Manages, directs, assigns, and evaluates the daily work of physical plant department staff including supervisor and staff; trains employees in work procedures, standards and safety practices, interviews and recommends selection of job applicants, appraises employee performance, conducts informal counseling on work issues, prepares documentation and improvement plans for deficiencies, and recommends performance recognition and disciplinary action.
  • Select, schedule and monitor contract labor and maintenance venders, with responsibility for their work.
  • Coordinate the effective and responsive interactions of the Engineering staff with other Science Center departments and divisions.

QUALIFICATIONS:

  • Demonstrated project planning and management skills.
  • Demonstrated management and organizational skills including supervisory, budgetary, cost estimating and bidding experience, capable of working on multiple projects and priorities on a deadline and without supervision.
  • Ability to read and interpret technical drawings, both paper and electronic documents.
  • Ability to work effectively with other staff; self-motivated; enthusiastic; flexible; ability to work varied hours including weekends, evenings, or holidays as needed.
  • Knowledge of BOCA, NFPA, OSHA, ADA, and other relevant codes.
  • Knowledge of Building Automation Systems.
  • Knowledge of computer programs including Johnson Controls, TRANE, Microsoft Office, preventative maintenance system, work order management system, AutoCAD, etc.

EDUCATION

Bachelor's degree in mechanical engineering, or an equivalent combination of related education and experience.

EXPERIENCE

5 years of Supervisory/Management experience in a physical plant role.

3 years project management experience in projects from $50k to $500K.

LANGUAGE SKILLS

Proficiency with electrical, HVAC and plumbing schematics.

Good oral and written communications skills.

MATHEMATICAL SKILLS

Proficiency with math calculations related to budget monitoring, project cost management, and physical plant data.

CERTIFICATES, LICENSES, REGISTRATIONS

Valid Motor Vehicle License required.

IFMA Certifications highly preferred.

PHYSICAL DEMANDS

While performing the responsibilities of the Physical Plant Manager's job, the employee is required to talk and hear. The employee is often required to sit and use their hands and fingers, to handle or feel. The employee is occasionally required to stand, walk, reach with arms and hands, climb stairs and ladders and to stoop, kneel, crouch or crawl. Vision and hearing abilities required by this job include close vision and must be able to lift and manipulate heavy objects (50 pounds regularly and 100 pounds occasionally) and work safety on various types of high lift equipment and ladders.

WORK ENVIRONMENT

Ability to work in mechanical environments where noise and dust levels are high. Ability to work safely on various types of high lift equipment and ladders up to 30 feet high. Frequent work in office environment, mechanical rooms, in confined spaces, production rooms, outdoors up to 2 hours per day; as well as rooftop, offices, galleries, and construction sites, as well as near sensitive equipment, and in public areas of the Facility. Work done in partnerships and alone.

SCHEDULE

Typically, weekdays with occasional evening and weekend hours.

On-call duty for after-hours needs (routine and emergency).
