But we didn't stop at providing housing. Breaking Ground's programs and services help people experiencing street homelessness—especially those who have been on the streets the longest—to come indoors. Through our Street to Home outreach program and transitional housing resources, we help people get, and stay, on the path to a permanent home.

The Scatter Site program provides community-based, independent apartment housing located throughout New York City and case management services for clients who have experienced chronic homelessness, substance use, and mental health challenges.

Reporting to the Senior Property Coordinator, the Property Coordinator for Scatter Site is responsible for working with the program's operations manager to prepare and maintain apartment units for the Scatter Site program. The Property Coordinator communicates and coordinates with property management and building superintendents at buildings with Breaking Ground's scatter site units. The role ensures repairs are completed effectively and promptly. The Property Coordinator ensures apartments newly leased by Breaking Ground are ready for new clients, including being freshly painted, fitted with working appliances and furniture, and equipped with welcome kits. The Property Coordinator oversees apartment repairs, conducts and documents apartment inspections, approves apartment turnovers, and manages furniture replacement as needed.

Using Breaking Ground's Asset Management database and Maintenance Connection, the Property Coordinator manages tenant work orders, communicates with social services staff and clients/tenants regarding their apartment-related questions and concerns. The incumbent maintains accurate and timely records, coordinates scheduling with city agencies, landlords, and clients to ensure apartments meet inspection standards.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Develop and maintain effective, professional relationships with landlords, building superintendents, and management companies for buildings housing scatter site clients.
  • Ensure apartment turnovers are timely and effective, including being freshly painted, cleaned, equipped with keys, working appliances, and furniture, and utility accounts are activated.
  • Conduct and maintain records of apartment inspections to ensure units are well-maintained and meet Breaking Ground and NYC housing standards.
  • Record, track, monitor, and report on repairs through to completion.
  • Participate in interdisciplinary meetings to address client apartment issues and communicate important updates.
  • Serve as the main point of contact for superintendents and property managers to ensure timely completion of repairs and other issues.
  • Assist staff in the tenant move-out process by preparing surrender agreements, scheduling move-outs in resident management software, and communicating changes effectively.
  • Support the Assistant Director with lease renewals, client communication, and other related tasks.
  • Perform other duties as required.
  • MINIMUM QUALIFICATIONS:

    • High school diploma or equivalent.
    • Strong preference for knowledge of supportive or subsidized housing programs in New York City and prior experience in property management. Experience working with special needs populations and in facilities-related positions.
    • Facilities/maintenance background with basic repair skills.
    • Strong organizational and interpersonal skills; ability to handle multiple high-priority tasks simultaneously; strong oral and written communication skills.
    • Current and active New York Notary preferred.
    • Valid NY, NJ, CT, or PA driver's license with a good driving record, as defined by Breaking Ground, preferred.
