Job Description :

Transform at JLL with your leadership experience as an Operations Director on a technology client account! You will lead an engineering & facilities team at a 5.5 million sq ft client portfolio with critical environments managed by JLL. This a is a client facing role that requires an IFM subject matter expert.

Location: Client Campus in Webster, NY 14580Work Schedule: Onsite, Monday-Friday 7:00 AM to 4:00 PMReports to: Sr. Director IFMAdditional Perks: 20% annual salary bonus, company provided cell phone, laptop, & Flex PTOEstimated compensation for this position is: $139,400 - $202,100 annuallyThe compensation range listed is an estimate and not guaranteed. A salary offer will vary based on applicant's education, experience, skills, abilities, geographic location, internal equity and alignment with market data.

What this job involves:

This position is responsible for the development and implementation of comprehensive standard Operating Procedures, Standard Response Procedure, Standard Emergency Procedures and Standard Disaster Recovery Procedures. Must be able to prioritize activities to the immediacy of Client needs. Creates, develops and supports a criterion that creates a consistent practice wherein the property teams can confidently provide a safe, comfortable, productive and code compliance environment at the Client property. Position will exhibit specialized expertise in Engineering and Operations, energy management, CEM (Critical Environment Management) employee safety, federal code models and environmental sustainability.

What your day-to-day will look like:

Contract & Labor Management

  • Manage union contracts and provide consultation on labor issues in union and non-union environments
  • Develop staffing plans and budgets

Engineering & Technical Operations

  • Manage engineering groups and skilled craft work planning
  • Source and mentor internal and external Lead Technical Persons
  • Evaluate real estate operations and conduct site evaluations

Planning & Strategy

  • Develop capital planning and budgets
  • Create long-term capital plans, initiatives, and system operating strategies
  • Conduct Critical Environment Management Gap Analysis

Compliance & Risk Management

  • Ensure environmental review and regulatory compliance
  • Mitigate risk through operational practice application
  • Maintain Quality Assurance Program deployment
  • Develop programs for Team Safety, Occupant Safety, Regulatory Compliance, and Emergency Preparedness

Best Practices & Continuous Improvement

  • Establish and benchmark best practices against industry standards
  • Develop and implement industry-leading operational programs
  • Provide corporate guidance to reduce operational liability

Due Diligence & Project Support

  • Support external Professional Due Diligence efforts with oversight, evaluation, and reporting
  • Determine adequate project scoping support
  • Support existing products and client presentations

Team Leadership & Development

  • Lead and mentor direct reports, fostering engagement and development
  • Execute comprehensive staff succession and growth plans
  • Create measurable career development plans with ongoing progress discussions

Required Qualifications:
  • High School diploma or GED equivalent
  • A Minimum of 10 years of commercial OR industrial portfolio/facility and operations leadership experience (third-party provider, corporate, or consulting)
  • A Minimum of 7 years of client facing experience in the facilities management industry
  • Previous MEP background in critical environments such as data centers or central utility plants
  • Ability to work and communicate effectively with skilled labor personnel, facility managers, project managers, A/E firm personnel and Client Management, production personnel and building occupants.
  • In-depth knowledge of multi-use buildings and production operations.
  • Understanding of operation and capital level financial goals and controls.
  • Proven track record leading high-performing teams in service environments.

Preferred Qualifications:
  • Bachelor's degree in Facility Management, Business Administration, Finance, Project Management, Engineering, or equivalent combination of experience and education
  • Understanding of data centers/critical environments or desire to become familiar.
  • Ability to develop and implement strategic operating plans with rigorous performance standards
  • Strong analytical, problem-solving, and crisis management abilities
  • High emotional intelligence and adaptability to changing priorities
  • Experience with Corrigo
