Do you want to make an impactful difference by providing affordable housing to those that need it most?If so, we are looking for you to join our team as an Occupancy Manager at our 1689 unit (HUD Project Based Section 8 and LIHTC) affordable housing community Manhattan Plaza in New York, NY.Community Information:Manhattan Plaza consists of two 46-story high-rise towers and various town-homes totaling 1,689 residential units of federally-subsidized housing. Encompassing a full city block, the property also includes street level retail, a parking garage and fitness center. The property is centrally located at 400 West 43rd Street, just west of Times Square. Seventy percent of the property's units are occupied by performing artists with the remaining balance occupied by seniors and low-income residents.   • Schedule appointments and maintain tracking systems for renewals, annual recertifications and/or general inquiries
  • Process a caseload of Section 8 recertifications
  • Maintain neat, accurate and organized paper and electronic filing systems
  • Prepare and send preliminary applicant notices
  • Preparation and distribution of lease renewals and recertification documents
  • Assist recertification staff with the collection and calculation of annual recertifications
  • Assist leasing staff with the collection and calculation of move-in documents
  • Provide front desk reception coverage in the office, including answering phones and emails
  • Assist staff with the handling of all applicant/resident questions and concerns professionally and expeditiously
  • Provide general support to office staff and manage administrative team consisting of 4 staff members
  • Support site and office operations as assigned by manager.

Compensation
  • $75000.00 - $85000.00 / year
  • Annual Performance Bonus
This range is provided as a general guideline and reflects what we reasonably expect to pay for this role at the time of posting. Actual compensation may vary depending on a variety of factors, including the candidate's qualifications, geographical location, and the specific responsibilities of the role. In addition to salary, this position may be eligible for performance bonuses and a comprehensive benefits package, including health insurance, retirement plans, and paid time off.Final compensation offers will be determined following a thorough assessment of the candidate's background and the requirements of the position.Qualifications
  • Minimum 3-5 years of hands-on experience with HUD Project-Based Section 8 programs, including leasing, annual/interim recertifications, and compliance oversight required; experience with performing artist households is a strong plus.
  • Proven supervisory or property management experience in an affordable housing setting.
  • Must hold a current Certified Occupancy Specialist (COS), Certified Professional of Occupancy (CPO), or Certified Occupancy Manager (COM) certification.
  • Availability to work on-site Monday - Friday 8AM - 5PM required
  • Proficiency with Microsoft Office required
  • Experience with Real Page One Site is a plus
  • Bilingual Spanish is a plus
  • Excellent written and verbal communication skills required
  • High School Diploma or equivalent required
