  • Negotiate leases, easement agreements, and other real estate transactions.
  • Execute and close real estate transactions in a manner consistent with UGA and USG policies and procedures.
  • Assist with the design, construction, and financing of public private ventures.
  • Manage the leasing of UGA owned facilities to third party tenants.

Please visit the UGA Background Check website.Duties/Responsibilities Duties/Responsibilities Negotiate, manage, and close real estate transactions:
  • Negotiate and provide comprehensive comments for various real estate-related agreements with external entities and identify compliance with UGA and USG standards and industry best practices.
  • Prepare, draft, review, amend, issue and administer complex contract documents involving leasing, use and occupancy of real property which includes academic, land, office, lab, retail, warehouse, and residential leases; third-party licenses and use permits; easements; rights of entry, and other real property use contracts.
  • Compile and submit due diligence materials for new projects (including appraisals, surveys, facility assessments, and other information).
  • Manage/assist in the disposition and acquisition of real property.
  • Obtain, review, and prepare analyses of appraisals, surveys and other reports.
Percentage of time 45 Duties/Responsibilities Manage office workflow and systems:
  • Create and manage project tracking system and inventory database.
  • Evaluate lease agreements and compile annual rent rolls.
  • Track and report changes to real property leasing, licensing, and ownership to internal constituents.
  • Manage landlord/tenant database.
  • Update and maintain websites.
  • Assist with ongoing initiatives to improve internal processes and provide enhanced service to our internal and external customers.
Percentage of time 20 Duties/Responsibilities Manage the annual renewal process for UGA rental agreements and leases:
  • Coordinate continued space needs with UGA units.
  • Issue lease renewal notifications to third party landlords.
Percentage of time 10 Duties/Responsibilities Manage commercial spaces owned by the University:
  • Monitor market prices and negotiate competitive rates for new and/or renewable leases.
  • Track rent payments and calculate estimated tenant share of expenses and perform year end reconciliation of actual expenses; prepare annual letters to tenants that include new monthly payment amount and annual reconciliation of actual expenses.
  • Process work orders for maintenance and repairs.
Percentage of time 10 Duties/Responsibilities Miscellaneous duties:
  • Managing annual insurance renewal process, including premium negotiation and updating coverage limits.
  • Submit requisitions for third party Purchase Orders and process other accounts payable transactions.
  • Coordinate with the Facilities Maintenance Division, University Budget Office, Insurance & Claims Management, Asset Management Office, Office of Legal Affairs, Office of University Architects, Bursar & Treasury Services, and other Finance & Administration units on various real estate related matters.
  • Other activities as directed.
