The salary range for this position depends on experience level ranging from $103,939 to $129,924.

Job Summary

This position is responsible for managing the activities of Facilities department in Western New York State(NYSEG West and RG&E). Responsible to provide safe, secure, economical and effective work environment for employees, equipment and systems required to meet corporate goals. Manages all planning, design, procurement and construction of building maintenance systems and services for NYSEG and RG&E facilities (service centers, energy control center, data center, offices, warehouses and fleet maintenance facilities.) Coordinates between Iberdrola USA Facilities, NYSEG and RG&E Management, internal clients, government regulators and inspectors. Focuses on continuous improvement, decreased occupancy costs and developing the strategic plan for each owned and leased facility. Implements systems to develop and track work management. Manages NYSEG and RG&E facilities Operations and Maintenance (O&M) and maintenance driven Capital building systems projects within corporate guidelines. Reports to the Director - Iberdrola USA Facilities Management.

Key Responsibilities

  • Manages Facilities Management strategy and develops department staffing, training, budget and goals to achieve corporate objectives. (50%,P)
  • Ensures compliance with all State and Federal laws pertaining to building maintenance, maintenance driven construction and safety. (20%,P)
  • Maximizes efficient portfolio of contractor and internal assets (electrical, mechanical, structural, etc.) to improve operational performance. (20%,P)
  • Oversees database maintenance of Building Maintenance Records. (10%,P)
  • Review and approval of the function's annual capex ($500k to $3m - varies yearly) and opex budgets ($5+m - primarily building maintenance and operations).
  • Establishment and monitoring of the policy governing building preventative maintenance, corrective maintenance, cleanliness, Americans with Disabilities Act, OSHA, building fire systems, building environmental regulations, etc. for 40+ sites, more than 60 buildings consisting of over 1,000,000+ square feet of building space.
  • Review and approval of the function's internal management procedures, aligned with the Iberdrola USA procedures.
  • Review and approval of the maintenance driven building project investment reports.
  • Analysis of Financial Models for property optimization.
  • Development and approval of property optimization plans in coordination with Building Projects & Space Management.
  • Development and approval of the various framework agreements needed for the function's day-to-day maintenance and maintenance driven capital work.
  • Drafting of executive documents for information/approval by the various Committees (IUSA Leadership, Operating, Coordination, Steering Committee, coordination with the Corporation, etc.).
  • Preparation of the reporting needed to keep the Businesses and the Group's Corporation informed.
  • Preparation of the Department's and General Services' objectives, aligned with the Business and the Iberdrola Group Corporation.
  • Monitoring/project management of the maintenance projects.
  • Monitoring of compliance with the annual investment and spending plan.
  • Liaising with the various organizations and internal customers as required for the function.
  • Ensure compliance with the policies, standards and procedures established by the Iberdrola USA and Iberdrola Corporation.

  • EXPERIENCE/TRAINING:
    • 8 years of facilities management or related experience.

    • Knowledge of OSHA, building code requirements.
  • CERTIFICATIONS:
    • Motor vehicle operator license.
  • REQUIRED EDUCATION:
    • Bachelor's degree in Engineering, Construction Management, Facilities Management or related field required with a minimum of 5 years of managing programs, creating and implementing process standards or any equivalent combination of training and experience which provides the required knowledge, skills and abilities to perform the principle functions of the position.
    • At least 8 years of progressively responsible experience, supervisory or any equivalent combination of training and experience which provides the required knowledge, skills and abilities to perform the principle functions of the position is required. Specifically, building management, contractor/vendor management, systems and equipment maintenance, construction and project management, etc.
