Position Summary

The Maintenance Services Director is responsible for the overall operations of the Maintenance department to maintain the Community's high standards of cleanliness, safety, and appearance in accordance with all laws, regulations, and Century Park standards. Reports to the Executive Director.

Qualifications
  • High school diploma or equivalent
  • Minimum of two (2) years' maintenance experience
  • Knowledge of mechanical, electrical, and plumbing systems
  • Ability to read and interpret blueprints
  • Knowledge of local building codes, ordinances, and OSHA safety regulations
Primary Job ResponsibilitiesAdministrative and Planning
  • Develops, organizes, implements, and evaluates maintenance service goals
  • Maintains budget compliance in labor and expenses
  • Recruits, hires, trains, and counsels staff
  • Provides safety training during orientation and ongoing
  • Keeps accurate maintenance records and equipment inventory
Maintenance Service Duties
  • Ensures staff safety training on electrical, chemicals, equipment, and OSHA compliance
  • Manages maintenance programs for HVAC, water, gas, electrical, plumbing, grounds, carpentry, painting, sprinklers, fire alarms, and building exteriors
  • Inspects community and grounds for repairs or replacements
  • Performs minor repairs on appliances and fixtures
  • Prepares apartments for residency, including repairs and cleaning
  • Conducts safety inspections and implements pest control
  • Schedules preventive maintenance to prevent costly repairs
  • Monitors energy conservation efforts
  • Reports maintenance issues to the Executive Director
  • Maintains traffic and safety in external areas
  • Assists with resident move-ins and move-outs
  • May oversee housekeeping
Additional Requirements
  • Valid driver's license with a satisfactory driving record
  • Ability to make independent decisions
  • Knowledge of maintenance practices and legal regulations in assisted living
  • Ability to implement department policies and procedures
  • Proficiency in maintenance, supervision, resident rights, safety, and sanitation
  • Maintains confidentiality and adheres to company policies
  • Displays integrity and professionalism, completes compliance training
