As the Maintenance Service Manager, you will be responsible for maintaining the overall operation of the maintenance department and the appearance and working order of the apartment community.

• Supervise maintenance staff daily, including delegation of work orders, special projects, and time management.
• Inspect and oversee the completion of work orders.
• Address service requests related to HVAC, boilers, plumbing, electrical, appliances, and other systems.
• Mentor and train new and existing maintenance staff members.
• Participate in interviewing and selecting new maintenance team members.
• Provide monthly written energy management recommendations for the building.
• Identify capital improvements and obtain estimates or bids.
• Assist in preparing the maintenance budget.

• 3-5 years of experience in maintenance/engineering in a hotel, apartment, or hospital setting, with at least 2 years of supervisory experience.
• Excellent customer service and computer skills.
• Ability to build, mentor, and train a team.
• Extensive knowledge of plumbing, appliances, water heaters, chillers/boilers, and HVAC systems. EPA Universal Certification is required.
• Proven experience managing preventative maintenance programs and capital projects.
