Summary of Duties of the Maintenance Director
Community buildings and grounds are the physical representation of our commitment to the health and happiness of our residents. It is the responsibility of the Maintenance Director to ensure the safety and upkeep of the building, equipment, and the grounds. Additional responsibilities include general maintenance operations for the interior and exterior of the facility, including electrical, refrigeration, plumbing, heating and cooling, structural, grounds care, and parking area. The Maintenance Director provides quality maintenance services that meet needs and enhance safety. They also provide leadership, direction, and training to all maintenance and ancillary facilities associates.
Essential Functions of the Maintenance Director
- Ensure maintenance/repair service levels are maintained, including electrical, plumbing, refrigeration, heating and cooling, structural facilities, grounds, and parking areas.
- Respond promptly to service requests from residents, associates, and management, including repair or replacement of interior fixtures and furnishings.
- Monitor the quality of services performed by outside contractors in accordance with lease agreements, service contracts, and warranties.
- Maintain accurate records, including serial numbers of equipment.
- Implement ongoing preventive maintenance and energy conservation programs.
- Maintain emergency procedures and equipment, and assist with safety drills and regulatory requirements.
- Maintain a clean and hazard-free work area.
- Develop and implement training and orientation programs related to life safety systems and general maintenance.
- Communicate effectively within the department through meetings, logbooks, and bulletin boards.
- Stay informed of technological advancements in the field.
- Maintain adequate inventory of tools and supplies for maximum productivity.
- Perform routine cleaning tasks, including light fixtures and apartment doors.
- Operate and maintain housekeeping equipment.
- Perform heavy cleaning, furniture moving, and apartment turnover duties.
- Follow community policies and procedures.
- Collaborate and assist other team members to ensure smooth operations.
- Follow safety and proper handling procedures for chemicals and cleaning solutions.
- Participate in emergency and safety procedures and attend scheduled meetings.
- Perform related duties as assigned, including cross-training and support tasks.
Non-Essential Functions of the Maintenance Director
- Support community activity programs.
- Participate in projects and committees as assigned.
- Attend all relevant meetings and training sessions.
- Assist with various tasks as needed.
Knowledge, Skills, Abilities, and Experience
- High School Diploma or GED required; Bachelor's Degree preferred but not required.
- 3-5 years of experience in maintenance, carpentry, plumbing, electrical work, or HVAC.
- Ability to communicate effectively in English.
- Physical ability to push loaded carts, operate cleaning equipment, and lift at least 40 pounds.
- Courteous, diplomatic, and able to relate well with residents and staff.
- Flexible working hours and good physical health are required.
- Background checks and drug testing are mandatory.
- Mechanical aptitude and knowledge of cleaning materials.
- Good communication skills, proficiency with email, and strong interpersonal skills.
- Physical requirements include bending, standing, lifting, and walking.
- Manual dexterity to operate equipment and follow directions.
