Maintenance Director

Summary: Supervise and coordinate activities of workers (including self) engaged in maintaining and repairing the physical structure and contents of buildings, as well as maintaining grounds. Requires experience and general knowledge in maintenance tasks, with a willingness to demonstrate high standards of performance. Must follow instructions and carry out tasks to completion, utilizing good communication skills with residents and staff. Maintain residents' rights as set forth by Department of Health Laws and Regulations.

Essential Duties and Responsibilities:

  • Make repairs on equipment or coordinate repairs through outside contractors.
  • Perform or oversee ground maintenance activities such as lawn care, shrub and tree trimming, weed removal, leaf and refuse disposal, and snow shoveling.
  • Interpret company building policies and enforce safety and infection control regulations.
  • Establish or adjust work procedures to meet facility schedules.
  • Analyze and resolve maintenance problems or assist co-workers.
  • Review daily maintenance requests, prioritize work, and schedule repairs and installations to ensure continuous operation.
  • Conduct maintenance checks on utility systems to ensure continuous supply of heat, electric power, gas, air, or water.
  • Perform maintenance and repairs on plumbing, heating, and flooring.
  • Develop and implement preventative maintenance programs.
  • Inspect facility and equipment for compliance with operational standards.
  • Plan and implement new methods to improve operations, minimize costs, and optimize labor and materials within budget.
  • Discuss equipment needs and modifications with the Administrator.
  • Assist with moving furniture and supplies as needed.
  • Maintain the facility van and may occasionally drive it for activities or resident transport.
  • Keep interior spaces in good repair, including drywall, painting, carpet cleaning, and miscellaneous tasks.
  • Be available for emergency assistance at any time, such as during power outages, fires, or major equipment issues.
  • Implement safety protocols and company policies for the protection of residents and staff.

Physical, Cognitive, and Sensory Requirements: Walking, reaching, bending, lifting, grasping, pushing, pulling, fine-hand coordination, temperature discrimination, communication skills, stress management, patience, tact, courtesy, enthusiasm, and the ability to read and write in English.

Other Duties: Additional tasks to maintain quality standards and the facility's success as assigned.
