Watercrest Santa Rosa Beach is looking for an Maintenance/Environmental Services Director who will assist in overseeing the upkeep of our communities. Individuals in this role will leverage their technical building and managerial expertise to ensure the continued health, safety, and cleanliness of our community. They will be responsible for assisting with housekeeping and all plant operation needs. In doing so, the Maintenance/Environmental Services Technician will assist in solving problems and facilitate excellent conditions for our residents, families, visitors, and associates.

ESSENTIAL JOB FUNCTIONS:

  • Display Servant Leadership qualities and confident decision making.
  • Walk through the interior and exterior of the community to maintain appearance for the comfort and use of residents, families, visitors, and associates.
  • Inspect the front entrance daily to ensure visitors receive a great first impression.
  • Ensure all glass is clean.
  • Water flowers and ensure they are healthy.
  • Keep door mats clean and in good condition.
  • Ensure doors are presentable and in good working condition.
  • Maintain a safe and bacteria-free environment to reduce sickness and increase productivity.
  • Operate within the community budget.
  • Assist with managing Maintenance IQ, covering equipment, work orders, inspections, and regulatory items.
  • Assist with onboarding new employees.
  • Help manage the housekeeping department following the Watercrest Housekeeping Handbook.
  • Be aware of occupied and unoccupied apartments to facilitate efficient turn processes.
  • Follow all state regulations and company policies, and assist with surveys and inspections.
  • Understand emergency procedures outlined in the CEMP plan.
  • Assist in managing emergency situations such as disasters and fires.
  • Be familiar with safety management materials and assist in training staff.
  • Know fire safety equipment and procedures to assist during emergencies.
  • Respond promptly to requests from residents, families, guests, and staff.
  • Inspect equipment or machines in need of repair.
  • Plan repairs using blueprints or manuals as needed.
  • Perform general repairs like drywall, painting, and fixture repairs.
  • Conduct routine maintenance on building systems.
  • Assist with ordering supplies for maintenance and housekeeping.
  • Perform other duties as assigned.
  • Wear the company uniform and be ready at all times.

KNOWLEDGE, SKILLS, AND ABILITIES:

  • Effective communication with management, team members, residents, vendors, and outside contacts.
  • Ability to make independent, informed decisions.
  • Communicate warmly and effectively.
  • Knowledge of FHA, ADA, and building codes.
  • Passion for working with seniors.
  • Proficiency in Microsoft Office.
  • Proven maintenance experience and skilled in using hand and power tools.
  • Ability to disassemble and replace machine parts.
  • Experience with blueprints, manuals, and testing devices.
  • Strong follow-up, attention to detail, and organizational skills.
  • Valid driver's license required.

EDUCATION REQUIREMENTS:

  • High School diploma or equivalent.

EXPERIENCE REQUIREMENTS:

  • At least 2 years in senior living environment.
  • Minimum 5 years of hands-on building maintenance with leadership potential.

PHYSICAL REQUIREMENTS:

  • Ability to drive, work under stress, and perform physical tasks including lifting up to 50 pounds.

OCCUPATIONAL EXPOSURE / PPE:

  • Expected contact with potentially infectious materials; PPE use is essential for safety.
