POSITION SUMMARY: Assists the Maintenance Director in the maintenance of the physical plant, grounds and all equipment and assists in the coordination of maintenance and repairs activities.

ESSENTIAL POSITION FUNCTIONS

A. Job Knowledge and Role Responsibilities:

1. Reports to work when scheduled. Attends all mandatory inservices by employees anniversary date.

2. Carries out and follows all facility policies and procedures in regard to the operation of the maintenance department.

3. Acts appropriately under the direction of the Maintenance Supervisor or Director of Environmental Services and acts as part of the interdisciplinary team.

4. Performs routine checks on major systems such as auxiliary generator, fire alarms, door alarms, nurse call system and departmental equipment.

5. Conducts periodic inspections of the building.

6. Corrects all damages to hallways, walls, ceiling, floors, roof, and resident rooms as assigned by the Maintenance Supervisor.

7. Assists with the performance of any or all duties concerned with electrical, plumbing, painting, carpentry, including furniture refinishing or repair, mechanics including equipment and mechanical systems, heating, cooling, and water systems; except those services performed under outside service contracts.

8. Maintains outside yard and sidewalks including mowing, trimming, raking, salting, shoveling and sanding.

9. Services all mechanical equipment as assigned.

10. Performs on-call responsibilities in the event of mechanical failure or emergency.

11. Demonstrates knowledge of the operation of the emergency generator and maintains it according to facility policy and regulations.

12. Demonstrates knowledge of the fire alarm and nurse call systems.

13. Lifts and moves heavy furniture and equipment.

14. Demonstrates knowledge of and complies with the Code of Conduct and Corporate Compliance Program when performing work functions.

B. Role Responsibilities Interpersonal Skills:

1. Is aware of, and adheres to, Residents Bill of Rights and Confidentiality of Resident Information.

2. Interacts with residents, family members, co-workers, clinical and ancillary staff in a non-judgmental, supportive and calm manner.

3. Addresses resident and family satisfaction issues immediately by reporting them to the Supervisor in a professional manner.

4. Is aware of the Resident Abuse Reporting Law.

5. Participates as assigned in the orientation of new staff and demonstrates a positive, helpful and enthusiastic attitude.

C. Role Responsibility Safety:

1. Demonstrates ability to locate emergency equipment.

2. Demonstrates ability to identify and respond appropriately to potential behavioral outbursts.

3. Uses facility equipment safely.

4. Recognizes, removes and/or reports potential hazards.

5. Follows established safety rules/accident prevention.

6. Demonstrates knowledge in the handling of hazardous waste.

7. Conducts fire drills according to facility policy, as appropriate.

D. Role Responsibilities Infection Control:

1. Demonstrates proper handwashing techniques.

2. Disposes of waste properly.

3. Follows procedures with departmental dress code.

E. Role Responsibilities Resident Dignity:

1. Addresses residents in a respectful manner.

2. Discusses confidential resident information in appropriate areas only.

F. Other Duties as Assigned by the Maintenance Supervisor or Director of Environmental Services.

SUMMARY OF QUALIFICATIONS:

1. High school or technical school preferred.

2. Must be at least 18 years of age.

3. Related experience preferred.

4. Possesses ability to interpret local health codes.

5. Ability to read and interpret blue prints preferred.

6. Must meet health assessment requirements, including two stage Mantoux skin test.

7. Must be capable of performing the essential functions of the job, with or without reasonable accommodation.

8. Must be able to communicate in English, both verbally and in writing, and possess sufficient communication skills to perform the tasks required.
