What You'll Be DoingDevelop and implement leasing strategies and initiatives to maximize occupancy rates and revenue.
Establish leasing targets and objectives and monitor progress regularly.
Oversee the leasing team, providing guidance, training, and performance evaluations.
Collaborate with the marketing department to develop effective advertising and promotional campaigns to attract potential tenants.
Conduct market research to identify emerging trends, competitor analysis, and pricing strategies.
Negotiate and finalize lease agreements, ensuring compliance with legal and regulatory requirements.
Maintain strong relationships with existing tenants, addressing concerns, and ensuring high tenant satisfaction.
Monitor market conditions and assist in adjustments accordingly.
Collaborate with property managers to ensure timely unit turnover and prepare units for new tenants.
Develop and maintain a database of prospective tenants and maintain accurate records of leasing activities.
Provide regular detailed reports and updates to the executive team regarding leasing performance, market trends, and forecasts.
Stay informed about changes in local and state laws and regulations related to leasing and rental properties.
Attend industry events, conferences, and seminars to expand professional network and stay updated on industry best practices.
Skills, Experience, and Qualifications RequiredValid real estate license in the state of New York (or willingness to obtain one).
Bachelor's degree in business administration, Real Estate, or a related field.
A minimum of 5 years on-site leasing and or management experience.
Prior lease-up experience is required.
Ability to critically think and problem solve with clear verbal or written communication.
Proven experience in leasing, preferably in the New York real estate market.
Strong knowledge of New York City's rental market, trends, and pricing strategies.
Excellent negotiation and communication skills, both written and verbal.
Technology savvy smartphones, various applications, and operating systems
Demonstrated leadership abilities and experience managing and training a sales team.
Detail-oriented with strong organizational and time management skills.
Ability to work effectively in a fast-paced, results-driven environment.
Proficiency in using various office, leasing, and property management software (Yardi Rent Caf preferred)
Familiarity with local and state laws and regulations pertaining to leasing and rental properties.
Professional demeanor and ability to build and maintain positive relationships with tenants, colleagues, and external stakeholders.
Physical DemandsThis position involves regular walking, standing, sitting for extended periods of time, hearing, and talking.
May occasionally involve stooping, kneeling, or crouching.
May involve close vision, color vision, depth perception, focus adjustment, and viewing computer monitor for extended periods of time.

Compensation & BenefitsCompetitive pay: $100,000 - $120,000 (also eligible for commissions and discretionary bonus program).
