We are a regional leader in amenity design and build, and light commercial projects, currently seeking a full-time Lead Estimator to join our growing team.
As a multi-disciplinary firm, we bring together Site Planners, Architects, Building Designers, Aquatic Designers, and Construction Professionals to deliver high-quality projects across the Triangle Area and surrounding regions.
This role offers the opportunity to collaborate with some of the area's top developers on the design and construction of clubhouses, pools, recreational amenities, and restaurants in premier residential and mixed-use communities. The Lead Estimator will play a critical role in shaping the financial planning of our projects and will become an integral part of our continued growth and expansion.

Key Responsibilities:
- Prepare detailed conceptual and final construction budgets
- Maintain and reference historical pricing databases for use in current estimates.
- Track and analyze square foot costs at project closeout to support future estimating accuracy.
- Demonstrate proficiency in Conceptual BudgetingGMP, and CM-at-Risk bid processes.
- Monitor and manage materials for future project use to optimize procurement costs.
- Review and interpret project bid documents, including drawings, specifications, addenda, and correspondence.
- Develop and write clear, detailed scopes of work for clients and subcontractors.
- Review and evaluate subcontractor proposals to ensure full scope coverage and pricing accuracy.
- Build and maintain strong relationships with suppliers and subcontractors.
- Negotiate pricing, terms, and conditions with vendors and subcontractors.
- Stay informed on current market trends, material pricing, and industry fluctuations.
- Assist with value engineering and implement cost-saving initiatives.
- Complete accurate quantity takeoffs and estimates across multiple scopes and CSI divisions.
- Maintain strict accuracy in budgeting and cost tracking; proactively identify errors or omissions.
- Provide cost data and feasibility insights to owners, architects, and contractors.
- Participate in project execution post-award, including cost meetings, change order management, and project tracking.
- Lead and facilitate pre-bid meetings to gather necessary information for accurate estimating.
- Conduct pre-construction presentations to internal teams for project hand-off.
- Utilize estimating software including Building ConnectedSage 100, and other digital takeoff tools.
Qualifications & Requirements:
- Bachelor's Degree in Construction Management or related field OR minimum 4+ years of proven estimating experience in construction.
- Proficiency in construction-related software and strong computer literacy.
- Ability to manage multiple projects and deadlines in a fast-paced environment.
- Strong time management and organizational skills.
- Clear and professional communication skills with clients, subcontractors, and team members.
- Demonstrated ability to build and maintain relationships with vendors and internal teams.
- Strong analytical skills with a keen attention to detail.
