Responsibilities

Responsible for opening new communities on time and on budget. Direct all aspects of new subdivision development from tentative tract map to turnover of finished lots for homebuilding operations. This includes oversight of land development activities, municipal acceptance, and turnover to HOAs. Strict adherence to budgets and schedules is mandatory.

  • Strong understanding of Tentative Maps, Final Maps, Soils Conditions, Utility Design, and Civil Improvement Drawings.
  • Knowledge of government approval processes for permits and approvals for residential infrastructure.
  • Manage land development budgets and schedules, including feasibility assessments and ongoing maintenance.
  • Assist Land Acquisition in reviewing survey/title issues and project feasibility.
  • Manage joint development agreements, easements, licenses, and approvals.
  • Oversee site development budgets, maps, and improvement drawings.
  • Review engineering estimates and collaborate with engineers and municipalities on civil plans.
  • Prepare and review easements, maps, purchase agreements, and legal documents.
  • Negotiate contracts with land development contractors.
  • Coordinate with consultants for civil engineering, landscape architecture, and soils engineering.
  • Coordinate with vertical construction and purchasing for lot fit and utility placement.
  • Oversee HOA preparations, CCRs, and act as a liaison/board member.
  • Manage the Land Development Department, including operations, budgets, and staff.
  • Monitor financials and manage profit and loss operations.
  • Review budgets and accounting for active developments.
  • Respond to customer concerns and needs.
Qualifications
  • BA/BS in Real Estate, Finance, Construction Management, or Civil Engineering.
  • 10+ years of experience in land development and acquisitions.
  • Knowledge of local real estate and entitlement issues.
  • Experience managing community development projects.
  • Strong management skills, including team leadership and budget management.
