Job purposeThe Laborer is responsible for performing routine maintenance and repair work ensuring the Estate facilities and equipment are ready for daily operation; may be required to perform skilled and semi-skilled work in various trades in the repairing, remodeling, altering, constructing, and maintaining of the Estate Facilities. Essential FunctionsThe job duties and responsibilities of the position of Facilities Maintenance Laborer include, but are not limited to:
  • Responsible for the completion of Facilities service requests as assigned.
  • Coordinate with outside service organizations regarding repair and maintenance of facilities and equipment
  • Perform general building maintenance and repair of estate facilities including light plumbing, electrical and structural repairs.
  • Provide on-call response to facilities, building systems and equipment alarms.
  • Perform work necessary to maintain good working condition of all building systems, grounds, furniture and fixtures.
  • Coordinate special projects as directed by the Estate Manager.
  • Assist in monitoring all work being performed by outside contractors.
  • Complete grounds work which may include picking up trash, sweeping driveways and general landscaping needs.
  • Responsible for alerting the Estate Manager of any unusual occurrence and/or damage that have taken place or that may occur.
  • Complete payroll time sheets and mileage reimbursement and submit to Estate Manager as determined.
  • Maintain a professional courteous manner with all residents, vendors, contractors, and fellow employees.
  • Assure safety standards are used which comply with all local, City, State and Federal guidelines.
  • Ensure compliance of all work related activities in a fair, ethical, and consistent manner.
Competencies and Qualifications
  • Five years' experience involving maintenance and repair systems and activities required.
  • Must be available in an on-call capacity
  • Ability to work well under pressure
  • Good knowledge of electrical, mechanical and plumbing systems.
  • General knowledge of building codes
  • Possess knowledge of standard tools, equipment and materials; methods, theories, principles, and terminology basic to each craft/trade.
  • Work safely and establish a safe working environment.
  • Reacts quickly in emergency situations to maximize safety.
  • Ability to analyze situations and take appropriate action regarding routine/emergency procedural matters without immediate supervision.
  • Communicate effectively orally and in writing.
  • Understands and follows oral and written instructions.
  • Works with staff, contractors and general public in a pleasant and cooperative manner.
  • Maintains professional confidentiality.
